License mobility

Reciprocity, endorsement, and recognition

You do not transfer a real estate license the way you transfer a car title. You apply to the destination commission, which may waive education, one exam section, both, or nothing. This directory covers the mobility rules attached to every state’s entry credential.

The words are not interchangeable

Mutual recognition is Florida’s product: qualifying nonresidents from Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, or Rhode Island sit a 40-question Florida law exam (30 to pass). Residents of a listed state do not qualify. Endorsement is what Illinois calls its 2026 path. Reciprocal licenses and Act 41 are Pennsylvania terms. Waivers at NCREC can remove the 75-hour course and a national section while still leaving an applicant provisional. California DRE and New York DOS currently publish no interstate reciprocity compact.

Experience often refuses to travel

Texas’s 2026 broker grid is four years and 720 points. California wants two years full-time in five (or a real-estate degree). Florida wants 24 months active in five. Georgia wants three of the last five. Pennsylvania scores three years on charts and will not recycle salesperson credits into 240 broker hours. New York broker experience is two years as a salesperson or three years general real estate with DOS points, age 20. Illinois managing broker wants two of the last three years as an Illinois broker. Counting “years in the business” on a résumé is not a substitute for the destination chart.

Alabama

AREC reciprocal salesperson (handbook + Rule 790-X-1-.18): six hours of Commission-approved Alabama coursework, then the $53 state-only Pearson VUE exam (40 scored + 5–10 pretest, 1 hour, scaled 70), plus a certification of licensure from the state where the applicant originally passed a full exam. Current license in another state. This is not Florida mutual recognition and not a national compact. Military-spouse reciprocal is a separate AREC row. A Florida sales-associate certificate does not become an Alabama salesperson by itself.

Alaska

Endorsement, not a named-partner chart. Active license elsewhere plus work in the profession within six months. Sit the Alaska out-of-state recognition paper. Education: original prelicense ≤24 months plus 6-hour Alaska-law segment, or the entire 40-hour Alaska course. License history from every jurisdiction, sent directly. Vermont’s equivalence chart lists Alaska as not equivalent for broker education — that is Vermont’s chart, not Alaska’s.

Arizona

Arizona does not offer reciprocity. Live How to Obtain a License page (fetched 2026-09-02): Out-of-State License Recognition under A.R.S. § 32-4302 — currently licensed at least one year, completed approved education in the other state, passed a license examination there, no revocation or voluntary surrender, no pending complaint. Live salesperson recognition page: State-Specific Pearson only; license history ≥1 year; WITH Arizona residency, proof of residency; WITHOUT Arizona residency, 27-hour pre-licensure certificate; still the 6-hour Contract Writing course within 2 years; still DPS card and legal presence. A.R.S. § 32-2124(J): a current equivalent out-of-state licensee is exempt from the national portion. A.R.S. § 32-2124(N): the commissioner shall require the out-of-state § 32-4302 applicant to pass an examination specific to Arizona law. Live Licensing FAQ still says you must be an Arizona resident — this hub reports both sentences and follows the dedicated document list for the 27-hour non-resident door. Military-spouse exam waiver: A.R.S. § 32-4302(A) via Licensing Division Message Center (live How to Obtain page). A California DRE score, a Colorado PSI score, and a Nevada NRED seat are not this state paper.

Arkansas

Not a named-partner reciprocity chart. Reg 4.2(d): a salesperson currently licensed in another state who passed a uniform/general/multi-state paper with a cut no lower than Arkansas scaled 70 may request a waiver of the GENERAL paper and sit only Arkansas law. Non-reciprocal nonresidents still show the 60 hours. This site does not copy a secondary-source "reciprocity with 12 states" table. Contact AREC for the live path.

California

California has no real estate license reciprocity with Texas, Florida, New York, Illinois, Georgia, Pennsylvania, or North Carolina. An out-of-state licensee must complete DRE statutory courses (or qualify for an exemption), pass the California exam, and complete Live Scan. DRE will not accept a Pearson VUE or PSI score from another state in lieu of its own exam.

Colorado

PSI offers a Reciprocal Licensure state-only sitting (74 questions, 53 correct, 110 minutes). That is not a waived exam and not an automatic salesperson conversion — Colorado has no salesperson title to convert. Confirm the live Division out-of-state / attorney path. Out-of-state salesperson years still do not count toward independent or employing upgrades.

Connecticut

Live DCP Reciprocal page (fetched 2026-09-02): for a broker or salesperson actively licensed by examination in a reciprocal state. DCP publishes a List of Reciprocal States on that page — this site does not copy a secondary-source compact list; read the live list. Prerequisites: active license in good standing in a reciprocal state; passed that state’s licensing examination at the time of obtaining the license; salesperson’s supervising broker must hold an active Connecticut broker license. Florida, Illinois, Indiana, Ohio, or any applicant who has not taken the real estate licensing examination in a reciprocal state, sit the Connecticut state portion at PSI after DCP approval. Required: certification of license history received directly from the reciprocal state confirming issuance by examination, plus certifications from every other state of licensure. Salesperson reciprocal cart $670 ($80 application + $570 initial license + $20 Guaranty Fund). Broker reciprocal $1,270 ($120 + $1,130 + $20). Application fees non-refundable. Reciprocity obtains the license; it does not waive Connecticut CE. ONLY CT-approved courses count, including for reciprocal licensees.

Delaware

Not a named-partner chart. Active salesperson license in another jurisdiction: Delaware-law Pearson paper (Client Waiver for the general part) plus (a) the Delaware-law portion of the pre-licensing course, or (b) another jurisdiction’s salesperson course of at least 99 hours, or (c) three years continuous licensure plus 20 sales or lease transactions (not timeshare, not property management) on the Sales or Lease Transaction Listing form. Reciprocal licensees skip the 12-hour new-salesperson modules (2900 § 14.13). Pocket cards are not license verifications; those letters come from the other jurisdiction, dated within 30 days.

Hawaii

GENINFO: "Hawaii does not reciprocate with any other state or country." The Commission instead issues (1) Prelicensing Education Equivalency Certificates under HAR §16-99-37 and (2) Equivalency to the Uniform Section of the Examination for a current out-of-state licensee who already passed that state's uniform portion — the candidate still sits the 50-item Hawaii state section and still needs a current School Completion or education-equivalency certificate. Land Court and HARPTA are not waived by a California, Washington, or Alaska score report.

Idaho

Not a named-partner chart. Active out-of-state licensees may request an exam waiver that drops the national paper and prelicense modules and still sit the Idaho paper (dopl.idaho.gov/rec exam-waiver form). Create the Pearson account first. Other waivers: Special Consideration Policy emailed with suggested documentation; incomplete requests are not considered. A Nevada 120 or Utah sales-agent certificate is not Module 1 + Module 2 without that waiver. CE earned in another jurisdiction can be submitted via DOPL Online Services (online courses must be ARELLO-certified; up to 60 days to process).

Illinois

Indiana

License by endorsement: current out-of-state credential, Pearson Indiana state portion only (ReIN-BrokerEnd, 60 questions, 90 minutes, $55) after PLA / Commission review. PLA warns that endorsement review takes a while — the file is posted for a Commission member, then voted on by the full Commission; if not approved you may change to examination (the full 145). This is not a waived exam and not a salesperson conversion. This site does not copy a secondary-source compact list. Illinois endorsement, Ohio salesperson, and Kentucky salesperson are neighboring products, not this file.

Iowa

Iowa Code § 543B.21 is the nonresident / recognition statute; it is not a 50-state compact this site will copy. DIAL: no residency requirement on the original-by-exam path. Iowa-portion-only exams exist for candidates the Commission has authorized in writing. Nebraska 96-hour Course #0003, Missouri MREP, and Illinois 75+45 do not swallow Iowa's three live 12s. Confirm live waivers with IREC before skipping a named course.

Kansas

Not a named-partner chart. Currently licensed in another state: skip 30-hour Principles, sit only the Kansas paper, still complete the 30-hour Kansas Practice Course, still fingerprint, still affiliate. Nonresidents must hold a current license in their state of residence. K.S.A. 48-3406 military/established-resident waivers can drop education and exam when the live eligibility box is checked. 2025 HB 2280 waives original and renewal fees for eligible military spouses. Confirm live on krec.ks.gov.

Kentucky

Named paths: Ohio, Tennessee, West Virginia, Florida

Louisiana

Handbook 091900: LREC may accept another state's exam as a substitute for the National portion if the applicant passed an equivalent license examination within five years of the Louisiana application date and the other license is not expired. The State portion is still required. Partial education credit is possible; the 30-hour Louisiana-law / agency / civil-law block is never waived. Reciprocal applicants use the live Obtain-a-License / Previously-Currently-Licensed checklist on lrec.gov, not a compact list copied from a school blog. Approval of out-of-state coursework must land before Part A.

Maine

Live OPOR Nonresident / Resident Reciprocal Licensing row: an equal license may be issued to a person who holds a current and active real estate license in another jurisdiction after meeting the requirements. All reciprocal candidates pass the Maine Law examination administered by Pearson VUE (50 scored, 1.5 hours, $85, scaled 75) regardless of the level of license currently held. Furnish verification of licensure in good standing from any state where a license is held or has been held, including whether disciplinary action was taken. $100 + $21. A non-resident licensee must be affiliated with a Maine-licensed agency. A New Hampshire salesperson certificate does not become a Maine sales agent by itself. The non-renewable sales-agent design still applies unless the live reciprocal form issues at associate-broker or broker level. This site does not copy a secondary-source compact list.

Maryland

Michigan

The live salesperson guide does not print a named-partner reciprocity chart. Out-of-state applicants still complete the 40 including 4 civil rights unless a later live LARA product says otherwise, file MiPLUS, sit the Michigan PSI paper, and submit Consent to Service of Process. Do not import an Ohio or Indiana waiver sentence. Certified license verification from Michigan is $15 per address via MiPLUS (FAQ 5).

Minnesota

Named paths: Wisconsin

Mississippi

MREC: reciprocal agreements with states vary. Currently licensed active people from a state with a current license-for-a-license agreement may be exempt from the examination if that state's exam is equivalent and the other state extends the same privilege to Mississippi licensees (Rule 1.1.G; PSI bulletin). Sister-state prelicense hours count only if that state approved the provider and a current agreement is in force. This site does not copy a third-party partner chart. Contact the Commission for the agreement that applies to your state. Original nonresidents without that agreement complete Mississippi pre-license education and sit the exam.

Missouri

Out-of-state path is not a waived exam: state portion only (Salesperson Licensed in another State Examination), MREP, and a license-history certification issued within three months. A copy of the license is not acceptable. Apply within six months of passing. This site does not copy a secondary-source compact list. Kansas, Illinois, and Arkansas licenses are neighboring products, not an automatic Missouri hang.

Montana

ARM 24.210.611 does not publish a sister-state list. Waiver applicants must hold a current active license in good standing (611(6)) and must pass the Montana state examination (611(7)). Out-of-state salesperson files still need license verification from every jurisdiction of any professional license. A 90-hour Idaho education file is not a 70-hour Montana file without reading the live waiver checklist on the salesperson page. Experience, including transactions, must be presented on Board forms (611(5)) — that line matters more on the broker application.

Nebraska

Named paths: License Recognition for persons moving to Nebraska who presently hold a license in their resident jurisdiction (NREC published path, not a 50-state chart)

Nevada

NRS 645.332 is not a named-partner compact. A salesperson applicant who holds a license in good standing from another state/territory/DC whose salesperson requirements are substantially equivalent, and who passed that jurisdiction's exam, is not required to pass the uniform/national portion — the Nevada state paper still sits. Live NRED page: licensed out-of-state applicants skip the 15-hour contracts course and the 15-hour agency course; they do not skip 18 hours Nevada law. Broker or broker-salesperson by reciprocity exists only if that jurisdiction has entered a reciprocal agreement with the Commission (NRS 645.332(2)) — this hub does not freeze a school-blog partner list. Confirm any current agreement on live NRED rather than importing California or Arizona as a waiver of Nevada law.

New Hampshire

PSI bulletin: NH has reciprocity with all 50 states, meaning a valid out-of-state license may support a reciprocal application — not a waived state paper and not a waived 40-hour course unless OPLC's live reciprocal application actually waives them. Alternate education: 34-hour out-of-state national plus 6-hour NH state, still 32/8 classroom/distance. Broker candidates licensed in another state for at least one calendar year submit each state, license number, and a certificate of good standing with the exam registration (Rea 301.03(c)). Confirm live at oplc.nh.gov. An older NHES occupational sheet named Maine, Vermont, Massachusetts, and Georgia as reciprocal for the state-portion-only path — use the live OPLC form, not that sheet.

New Jersey

Live Requirements page (fetched 2026-09-02): New Jersey does not have reciprocity with any state. Out-of-state brokers who have been continuously licensed as a broker in another state for 3 years still complete the two 30-hour broker courses and submit a current certification of license status and history with the School Certificate (PSI bulletin waiver block) — that is a broker-education path, not salesperson reciprocity. Salesperson education waiver is a $25 Commission product, not a compact. Disabled U.S. veterans who are New Jersey citizens: Education Waiver Section at (609) 292-7272.

New Mexico

Named paths: Georgia, Louisiana, Massachusetts

New York

DOS does not currently have reciprocity with any other state. Out-of-state education may be considered only through a written waiver request with original completion proof, a detailed outline, and a course description.

North Carolina

Not a compact. An applicant who holds a current license in another state (or U.S. territory or Canadian jurisdiction) that has been on active status within three years and is equivalent to NC provisional or full broker may waive the 75-hour course and the national section, then pass the NC state section, often remaining provisional and still owing postlicensing unless NCREC places them in an equivalent full-broker status. California, New York, and Texas licensees should read RELINC Option 4 rather than a blog titled reciprocity.

North Dakota

Named paths: Georgia, Iowa, Minnesota

Ohio

Ohio's education or exam waivers, if any, are published by the Division. This site does not copy a secondary-source reciprocity chart. An Indiana broker license is not an Ohio salesperson license — Indiana has no salesperson title.

Oklahoma

Oklahoma does not publish a 50-state compact this site will copy. Out-of-state sales-associate / broker-associate applicants use the 2026 checklist: license-history certification from every state in which a real estate license has been held, plus 1 hour Oklahoma Broker Relationship Act, 1 hour Oklahoma Code and Rules, and 6 hours Oklahoma Contracts and Forms, plus IdentoGO 2B7NR3, citizenship proof, and $35. Out-of-state broker applicants add the 15-hour Broker in Charge course. A Texas, Arkansas, or Kansas wall hanging is not a waiver of those Oklahoma hours. Nonresidents still designate an Oklahoma resident agent.

Oregon

The live Broker Licensing page does not print a named-partner reciprocity chart. Out-of-state licensees who want a principal broker hanging follow the live Principal Broker Licensing out-of-state path: certified license history, 150-hour broker pre-license course of study, 40-hour BASS, PSI principal-broker paper, fingerprints. The seven named Oregon courses are not waived for entry broker just because another state issued a salesperson certificate. Confirm any education-waiver product on the live REA site rather than importing a Washington or Idaho waiver sentence.

Pennsylvania

South Carolina

South Dakota

Not a named-partner chart. Currently licensed in another state: bulletin waives proof of the 116 hours. SDCL 36-21A-43: pass the South Dakota state portion to obtain a similar level of licensure if you hold an active license and passed that state's exam. A separate "salesperson (reciprocal only)" $225 application exists on the fee table — that is not an original South Dakota salesperson license. Nonresident brokers whose home state offers the same privileges need not keep a South Dakota office (SDCL 36-21A-54); licensees from states that do not grant full reciprocity must meet whatever that state requires of South Dakota licensees. Still fingerprint, still carry E&O, still file within 60 days.

Tennessee

Bulletin: candidates currently licensed in another jurisdiction seeking a Tennessee resident license MUST meet the same educational criteria as residents; nonresidents must affiliate with a Tennessee-licensed firm and a TN-licensed principal broker; send course certificates, license certifications from each state, proof of a national testing-company exam if requesting a waiver of the national section, and completed Worksheet A, before making an examination reservation. Live TREC PSI page: out-of-state candidates are entered into PSI by Commission staff after a CORE request (trec.info@tn.gov) — do not assume the school can post you. Worksheet A (TREC) wants 90 hours including at least 30 hours of principles, 30-hour CNA, and remaining 30 electives accepted by the resident state, plus a 70% Tennessee-law section. This hub does not copy a school-blog compact list. A Kentucky salesperson certificate is not an affiliate-broker license.

Texas

Texas does not maintain a Florida-style mutual-recognition list. Licensed out-of-state agents generally still complete TREC education evaluation and pass the Texas exam (often the state portion). Confirm current waiver rules on TREC's become-licensed pages before assuming any exam exemption.

Utah

Live Education Waivers page: applicants with an active real estate license in good standing from a state that does NOT have a reciprocity agreement with Utah may qualify for a waiver of some education and/or national exam requirements. Waivers will not be granted if the license has expired or is not in good standing. Submit the Real Estate Education Waiver Request and wait for the Division waiver before taking remaining prelicense or the exam. Certified license history from each state of licensure. A one-time waiver extension needs a new history less than 30 days old. Sales-agent waiver cart is still $154. Arizona's “we do not say reciprocity” sentence is an ADRE sentence, not a Utah sentence. A Nevada 75% score report will not skip Utah's scaled 70 or the 50-item state paper. Utah Law hours are the usual wall.

Vermont

Equivalence, not a named-partner chart. Education skip: active license in an equivalent state — Indiana and Rhode Island are not equivalent. National-exam skip: active license in an equivalent state — California, New York, Puerto Rico, and West Virginia are not equivalent. State exam: no skip, no exceptions. Fast-track endorsement (3 V.S.A. § 136a): licensed, in good standing, continuous practice three or more years in another U.S. jurisdiction — state exam still required. Verification of licensure: initial and most recent states only. Post-licensure is waived for a salesperson licensed 24 months in another jurisdiction in good standing (Rule 5.2(a)).

Virginia

Live Board FAQ (fetched 2026-09-02): reciprocity salespersons must (1) pass the State portion of the examination, (2) submit verification of completion of a 60-hour course called Principles of Real Estate, and (3) submit letters of certification from other jurisdictions where licensed, and MUST hold a current salesperson license in another state. This is not a waived exam and not a compact list. Universal License Recognition is a separate live form on the salesperson forms page. This hub does not copy a school-blog partner chart. Confirm the live product before you skip the 60.

Washington

Named paths: Any U.S. state or jurisdiction with an equivalent active broker (or lesser) license

West Virginia

WVREC has not published a salesperson-exam waiver chart this site will copy. Kentucky currently lists West Virginia among active-license states that sit a Kentucky state-only reciprocity product — that is KREC's rule, not a WVREC waiver of the 90-hour course. Non-resident continuing education may be accepted if the other jurisdiction has a comparable CE requirement and recognizes West Virginia CE; that is a renewal rule, not original licensure.

Wisconsin

DSPS / Form 3036 language recognizes a reciprocal path with Illinois and Indiana for broker applicants who currently hold a broker license there. Salesperson endorsement otherwise: license in another state within the past two years plus the 13-hour Wisconsin course (or 10 semester credits). Confirm live DSPS reciprocal-agreement text under § 452.05(3) before treating any third state as automatic. This is not a waived Pearson sitting unless DSPS says so.

Wyoming

Not a named-partner chart. Live obtain-a-license out-of-state salesperson row: active license in another state, two fingerprint cards, Wyoming Law, Salesperson II, Wyoming state exam, application. Colorado FA = salesperson in Wyoming (Commission special note) and still runs that list. Military/spouse: W.S. 33-1-117. Nonresident: Irrevocable Consent to Service of Process. Chapter 1: Course I state portion only plus Course II for active out-of-state applicants. A Colorado associate-broker certificate is not a Wyoming salesperson by itself.
