What to know first

Idaho names the courses Module 1 and Module 2, 45 hours each, and both must be finished within three years of the application. That 90 is not a blog number. The Idaho Real Estate Commission’s live education-applicants page inside DOPL (fetched 2026-09-02) prints it: Salesperson Prelicense Module 1 (45 hours) — fundamental real estate concepts; Salesperson Prelicense Module 2 (45 hours) — listing, selling, buying, and closing. IREC will not treat a 90-hour Nevada blob or a 90-hour Utah sales-agent certificate as Module 1 plus Module 2. Delivery may be live classroom, remote Zoom, or self-paced online — unlike Arizona’s 90 in-classroom rule — but you must attend 100% of each course and pass each course final at 70% or higher. Zoom students agree to the Student Engagement Terms or the provider may pull credit.

Pearson VUE’s Idaho Real Estate Candidate Handbook #091300 (July 2024; pearsonvue.com/us/en/id/realestate.html; (877) 540-5833) is the sitting bible. Exam fee $83, paid at reservation, not at the center, same dollars on retake. Combined appointment is 4 hours: General 150 minutes, State 90 minutes. National/general: 80 scored items plus 5 pretest. Idaho state: 40 scored items for salesperson plus 5–10 pretest (outline effective July 15, 2017). Passing is scaled 70 for salesperson (0–100; 75 for broker). Numeric scores go only to failures. Fail one section, retake only that section, but pass the failed section within one year of the date of the passed section or sit both again. A completed license application must also land within one year of the first passed section. Walk-ins are not available. 24-hour minimum reservation. 48-hour change/cancel. Fingerprints are a separate Pearson reservation (electronic at Boise, Pocatello, or Spokane Valley; hard-card process otherwise; Nampa sites do not fingerprint). Fingerprint results are valid six months only. No notice is mailed when prints clear — verify approval yourself through IREC online services before you apply. Even people who already hold an Idaho salesperson license fingerprint again for a broker upgrade.

Out-of-state active licensees may request an exam waiver that drops the national paper and the prelicense modules and still sit the Idaho paper. That waiver is a form, not automatic reciprocity. First active salesperson renewal is not generic CE: two different Idaho Commission Core courses plus 12 hours of named post-license (8-hour Post License Fundamentals and one 4-hour module: Pricing/Marketing/Advertising, Professionalism/Negotiation/Closing, or Introduction to Commercial). Later active renewals swap the 12 post-license hours for 12 electives and still take two Cores you have not taken before. Idaho Code § 54-2070 adds $20 on original and every two-year renewal toward the recovery fund (with a $20,000 floor in the fund). As of January 1, 2026 DOPL announced a fee holiday — the live Fees page prints individual broker/salesperson initial $135 with $0 renewal during that holiday. Initial licenses are not waived. Confirm how the $20 recovery-fund line interacts with a $0 holiday renewal on the live Fees / Board News page rather than inventing the stack. Washington is 90 hours and DOL. Oregon is 150 salesperson hours. Nevada is 120 after October 2021. Utah is sales agent. Montana is 70 hours within 24 months. Wyoming still says salesperson with named Salesperson I / II / Law. Idaho is Module 1 + Module 2, three-year clock, Pearson $83, Pearson fingerprints, $20 recovery fund, named post-license on first active renewal.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Module 1 (45) then Module 2 (45), 70% finals, 100% attendance

    Within three years of application. Live, Zoom, or self-paced. Zoom students sign the Student Engagement Terms. Not a Nevada 120 with a new title.

  2. Pearson fingerprints in parallel (6-month result life; 1–12 weeks)

    Boise / Pocatello / Spokane Valley electronic, or hard card. Nampa does not fingerprint. Verify approval yourself — no notice is mailed.

  3. Pearson $83 (80 national / 150 min + 40 state / 90 min, scaled 70)

    After both modules. Combined 4-hour appointment. Fail one section, retake that section within one year. Apply within one year of the first pass.

  4. Apply once prints are approved; pay including $20 recovery fund

    Live Fees page (Jan 1, 2026): individual initial $135, renewal $0 during the holiday. Original is not waived. E&O via Rice or REE141. Form REE040 plus attachments.

  5. First active renewal: 2 Core courses + Post License Fundamentals 8 + one 4-hour post-license module

    Not generic electives until the second active renewal. Licensing period ends the last day of the birth month. Do not activate from inactive until post-license is posted.

Education and eligibility

Minimum age
18 years old
Identification
A Social Security number is required. An ITIN is not confirmed as a substitute.
Residency and identification
Idaho residency is not required. Active out-of-state licensees may apply for an exam waiver dropping the national paper and the prelicense modules; they still sit the Idaho paper (waiver request form on dopl.idaho.gov/rec). Create the Pearson account before IREC applies the waiver. Other waivers and clock extensions follow the Special Consideration Policy — incomplete requests are not considered. Licensing period ends the last day of the birth month; renewals open 60 days prior.
Qualifying education
Live IREC education-applicants page (fetched 2026-09-02): Module 1 is a study of fundamental real estate concepts (45 hours); Module 2 is listing, selling, buying, and closing (45 hours). Live classroom, remote Zoom, or self-paced online. 100% attendance of each course. Final course exam for each module at 70% or higher. Both within the 3 years immediately preceding the license application date. Approved Textbook List is linked from that page. Continuing education does not substitute. Zoom / hybrid students agree to the Student Engagement Terms or the provider may deny credit. Education or filing deadline
Three years immediately preceding the application date. Exam sitting is not a substitute for that application clock. Pearson: both sections plus the completed application within one year of the first passed section. Fingerprint results: six months.
Character review
Fingerprint-based background check plus Commission review. Disclose convictions. E&O is required at issuance (group through Rice or independent REE141).
Background process
Pearson fingerprints, 6-month result life, 1–12 weeks. Verify approval before applying. No notice is mailed.
Experience
No licensed experience is required for the salesperson license. A supervising designated broker is required to practice. Associate-broker upgrade is a different 90 hours (Brokerage Management 28 + Real Estate Law 30 + two electives), not Module 1 + 2.
Broker affiliation
An Idaho salesperson practices under a licensed designated broker. Activation after an inactive renewal requires the post-license grid if you have never renewed active — do not have the broker flip you active until Post License Fundamentals 8 + a 4-hour module plus two Cores are posted. Designated broker / branch manager is a further BCOO (or Brokerage Management in lieu) file, not this salesperson hanging.

Payment not accepted at the test center. Combined appointment 4 hours: General 150 minutes, State 90 minutes. National/general: 80 scored + 5 pretest. Salesperson state: 40 scored + 5–10 pretest (outline effective July 15, 2017). Scaled 70 of 0–100 for salesperson (75 for broker). Failures get a numeric score and diagnostics on the general portion; passes see Pass. Retake costs the same $83 even if you sit only the failed section. Pass the failed section within one year of the date of the passed section, and submit a completed application within one year of the first passed section, or retake both. Waiver of the general portion is an IREC letter applied to the Pearson account before you book — not retroactive, not a document you bring to the center.

Pearson VUE fingerprints — a separate reservation from the exam (home.pearsonvue.com/id/realestate or the Pearson reservation line). Do not send cards or fees to IREC. Electronic appointments at Boise, Pocatello, or Spokane Valley; otherwise Pearson’s hard-card process. Nampa test centers do not fingerprint. Handbook: fingerprint results are valid for six months only. Processing commonly one to twelve weeks. Required even if you already hold an Idaho salesperson license and are upgrading. Verify approval yourself through IREC online services — no notice is mailed. Apply after prints are approved. A leftover Washington, Montana, or Utah IdentoGO print is not a substitute. CE / renewal

Recovery fund

Idaho Real Estate Recovery Fund (Idaho Code §§ 54-2069–54-2070). $20 on every original and every two-year renewal of a broker, associate-broker, or salesperson license, credited to keep a $20,000 floor in the fund. It is not E&O. Rice Insurance Services Co. is the named group E&O vendor on the handbook forms directory (risceo.com); independent E&O uses IREC form REE141. Confirm how the $20 interacts with the 2026 $0 holiday renewal on the live Fees page rather than dropping it.

Mistakes that delay applicants

  • Letting Module 1 age past three years before you apply

    Application date, not exam date. The sitting does not refresh the education clock.

  • Failing a Zoom engagement rule and losing credit

    Student Engagement Terms. Provider may deny credit. 100% attendance is not a suggestion.

  • Applying before fingerprint approval

    No notice is mailed. Check it yourself. Prints can take 12 weeks and then live only six months.

  • Treating first renewal as 12 generic electives

    First active renewal wants named post-license (Fundamentals 8 + a 4-hour module) plus two Cores. Later renewals are 2 new Cores + 12 electives.

  • Skipping the $20 recovery-fund line because of a fee holiday

    § 54-2070 still names the $20. Confirm how the 2026 holiday treats it on the Fees page. Original $135 is not waived.

  • Banking a passed national past one year

    Failed section plus the completed application must land within one year of the first passed section or you sit both again. Different from Wyoming’s six-month / 90-day pair.

  • Booking Pearson as a walk-in, or at Nampa for fingerprints

    Walk-ins are not available. Nampa does not fingerprint. Boise / Pocatello / Spokane Valley for electronic prints.

  • Having the broker activate you from inactive before post-license is posted

    Live education-licensees page: if you have not completed post-license, do not have your license placed on active status. Inactive renewal itself needs no CE; activation does.

  • Treating a Washington 90 or Utah sales-agent certificate as Module 1 + Module 2

    Waiver form for active out-of-state licensees (national paper + modules dropped; Idaho paper still required). Not a transcript swap.

  • Reading scaled 70 as 70 of 80, or sitting the broker 75 cut as a salesperson

    Equated 0–100. Salesperson 70, broker 75. Passes see Pass.

  • Forgetting E&O because the Fees table did not list it

    Handbook forms directory requires Rice or independent REE141. It is not the $20 recovery fund.
