UT real estate licensing guide
Utah
Utah issues a sales agent — not a salesperson — after 120 hours: Pearson $69 at scaled 70 on 80 national + 50 Utah items in a combined four-hour sitting (the handbook does not split minutes), apply within 90 days of passing and within 12 months of the course, UtahID using the Pearson email, fingerprints after the Division emails authorization, $154 cart ($100+$12+$32+$10).

The Utah Division of Real Estate sits in the Heber M. Wells Building, 2nd Floor, 160 East 300 South, Salt Lake City, UT 84111 (mail P.O. Box 146711, Salt Lake City, UT 84114-6711). Phone (801) 530-6747. Email realestate@utah.gov. Hours 8:00 AM–5:00 PM Monday–Friday. Statute: Utah Code Title 61, Chapter 2f. Pearson VUE delivers the exam under Candidate Handbook #094500 (July 2024; rev 01/2026) at pearsonvue.com/us/en/ut/realestate.html, (800) 359-9333. The live Sales Agent page fetched 2026-09-02 is the hour bible: 120 hours of approved education at a certified Real Estate Pre-License School as outlined in the Real Estate Pre-License Education Curriculum, exam within one year of that curriculum, application within 90 days of passing. A Nevada 120 or an Idaho Module 1+2 is not that 120. The credential name is sales agent.
Pearson seats 80 national items and 50 Utah-law items at a scaled 70, $69, in a combined four-hour appointment — the handbook does not publish a per-portion minute split, so this hub will not invent 150/90. Fail one section, retake that section within six months of the passed section. Fingerprints are a post-application Division email (1–2 business days), then UTFP at Bountiful / Draper / Ogden / Orem or two FD-258 cards. Live Education Waivers page itemizes the sales-agent cart at $154 ($100+$12 recovery fund+$32 fingerprint+$10 rap back). UtahID must use the Pearson email or the file delays. First active renewal is the 12-hour New Agent Course plus a 3-hour mandatory plus 3 hours, by the 15th of the renewal month. RELMS is retired.
Broker is a second named 120 — Utah Law 30 (including 3 testing) + Broker Principles 45 (including 4 testing) + Broker Practices 45 (including 4 testing) — plus three years / 60 points, sealed broker-verification envelopes, Pearson at scaled 75 on 80 national + 90 state, $160 cart ($18 recovery fund). Arizona's 90-classroom / no-reciprocity path, Nevada's 120-including-18 / 75%, and Wyoming's named-course salesperson are neighbor comparisons, not Utah's thesis. Prior appropriation of water is a scored item. This paper cannot be renamed to another state.
