What is the sitting?: PSI $95. National 75 questions / 80 points / 120 minutes / 60 of 80 points. State 50 questions / 60 minutes / 38 correct. 75% each. Pass both within 90 days of the first pass. Some national items are worth two points — do not treat 57 of 75 as the cut.
Is E&O optional?: No. Live FAQ and live Apply page: current errors-and-omissions insurance meeting 16.61.5 NMAC is required for active licensees, submitted with the license application.
How much is the license?: Live Apply page: nonrefundable license application fee not to exceed $270. PSI $95. IdentoGO $59 on the NMREC fingerprint PDF — confirm live. Application and license are the same cap, not stacked.
When do I renew, and what CE applies?: Three-year cycle, last day of the month following the birth month (NMAC 16.61.11). Live CE page: associate broker 36 total hours including the annual 4-hour NMREC Core each of three years, 4-hour ethics, 4 core-elective hours, plus electives. Miss a year's Core and the penalty is the 30-hour Broker Basics course for 0 CEUs. First year also owes New Broker Business Practices or CCIM 101.
Can I hold two associate-broker licenses?: No. Live FAQ: associate brokers can only hold one license. Qualifying brokers can hold multiple; each is $270.
Do I have to live in New Mexico?: Legal U.S. resident and age of majority. New Mexico residency is not a substitute for the 90 hours or for Broker Basics.
Is the national cut 75 of 75 items?: No. 75 items carrying 80 points; 60 of 80 points. Scenario items can be worth two points. State is a raw 38 of 50.
What if I pass one portion and wait?: 90 days from the first pass to pass the other, or sit both again. Then six months from passing both to apply, or retake after 180 days of notification unless a written explanation is accepted.
Is community property on the exam?: New Mexico is a community-property state. Additional state topics also score water rights (well and surface), septic, mechanic's liens, PID and HOA disclosures, and the Human Rights Act. A common-law 90-hour package fails the name-swap test.
