What to know first

Utah does not say salesperson. The live Utah Division of Real Estate Sales Agent page (commerce.utah.gov; fetched 2026-09-02) issues a sales agent credential after 120 hours of approved education at a certified Real Estate Pre-License School as outlined in the Real Estate Pre-License Education Curriculum. Age 18 at application, valid SSN, high school diploma or equivalent, and the statutory licensing qualifications of honesty, integrity, truthfulness, reputation, and competency (Utah Code 61-2f-203(1)(c); R162-2f-201). Two clocks, not one: take and pass the Real Estate Sales Agent Exam within one year of completing the required pre-license curriculum, and submit the license application within 90 days from the exam pass date (next business day if the 90th falls on a weekend or national holiday — handbook 094500). People who pass in January and file in May have a dead score. UtahID is the portal culture — create it with the same email you used at Pearson VUE or the file stalls. New sales-agent processing has been printing about 30 days. This is not Arizona's exam-before-ADRE sequence and not Nevada's pay-NRED-first ATT. A 120-hour Nevada certificate will not post as Utah's 120 just because the numbers match.

Pearson VUE's Utah Real Estate Candidate Handbook #094500 (July 2024, exam table rev 01/2026; pearsonvue.com/us/en/ut/realestate.html; (800) 359-9333) is the sitting bible. Examination fee $69, paid at reservation by credit card, debit card, or voucher; not accepted at the center; non-refundable and non-transferable. Combined sitting is four (4) hours — the handbook does not split that clock into a national minute count and a state minute count, so this page will not invent 150/90. National/general: 80 scored + 5 pretest (outline effective April 1, 2025). Utah state salesperson: 50 scored + 5–10 pretest (outline effective July 15, 2016, #094502). Passing is a scaled 70 on each portion for sales agents (0–100; 75 for broker). Numeric scores go only to people who fail. Pass one portion and fail the other: retake only the failed portion within six months; after six months, both portions again. 24-hour wait to rebook. Walk-ins do not exist; reserve at least 24 hours ahead; 48-hour notice to change or cancel. Bring the Candidate Education Certifying Document (handbook back page, Section A Agent: 120 hours total — Principles & Practices and Utah License Law) stamped by the school every sitting.

Fingerprints are after you apply, not before Pearson. The live sales-agent page: after you submit the application, the Division emails instructions and authorization forms within 1–2 business days. Digital prints for sales candidates are offered at Bountiful, Draper, Ogden, and Orem Pearson centers as a separate UTFP appointment. Handbook page 4 prints a $35 Pearson fingerprint appointment; the score-reporting section prints $12 — both figures are described as separate from the fingerprint fee paid to the Division. Pay the cart you are actually on rather than freezing either number. The live Education Waivers page numbers the sales-agent filing at $154 non-refundable ($100 application + $12 recovery fund + $32 fingerprint processing + $10 rap back). Private vendors use two blue FD-258 cards plus the signed waiver. A principal broker supervises. Arizona next door refuses the word reciprocity; do not import that sentence into a Utah file without reading commerce.utah.gov. Water rights on the state paper are prior appropriation, not riparian.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Complete 120 Division-certified hours

    Keep the Candidate Education Certifying Document (Section A). Course is good 12 months to pass and apply. Out-of-state waiver first if you are already licensed elsewhere.

  2. Sit Pearson: 80 national + 50 state at scaled 70, $69, four hours combined

    Same email you will use for UtahID. Bring the certifying document every sitting. Handbook does not split the 4-hour clock by portion.

  3. Create UtahID with the Pearson email and apply within 90 days

    PDF uploads. $154 cart ($100+$12+$32+$10) as itemized on the live Education Waivers page. Processing has been printing ~30 days. Do not wait until day 91.

  4. Fingerprints from the Division email (1–2 days after apply)

    UTFP at named Pearson centers or FD-258 cards. Then hang with a principal broker. First renewal: 12-hour New Agent Course + 3-hour mandatory + 3 hours.

Education and eligibility

Minimum age
18 years old
Identification
A Social Security number is required. An ITIN is not confirmed as a substitute.
Residency and identification
Utah residency is not independently required. Age 18 at application, high school diploma/GED, valid SSN (or working SSN plus alien registration number on exam-day qualifying questions). Honesty, integrity, truthfulness, reputation, and competency (Utah Code 61-2f-203(1)(c); R162-2f-201). UtahID required to apply. Use the Pearson email. Active Utah State Bar members may have education waived on the Candidate Education Certifying Document.
Qualifying education
Live sales-agent page (fetched 2026-09-02): 120 hours of approved education at a certified Real Estate Pre-License School as outlined in the Real Estate Pre-License Education Curriculum. Handbook 094500: 120 classroom hours of salesperson prelicensing education, completed before the examination reservation, successfully completed within the year prior to licensing. Section A of the Candidate Education Certifying Document splits Principles & Practices and Utah License Law — bring it stamped every sitting and upload it with the application. Active Utah State Bar members may have education waived on that document. Out-of-state course review is a Division waiver, 30 days, via the live Education Waivers page; wait for the waiver before taking remaining prelicense or the exam. A Nevada 120 will not post just because the hours match.
Education or filing deadline
Pass the exam within 12 months of completing prelicense. Apply within 90 days of passing both portions (next business day if the 90th is a weekend or national holiday). Miss the exam deadline and retake the exam. Miss the education deadline and retake prelicense. Miss both and retake both. Prelicensing education is good for one year on the certifying document.
Character review
Pearson qualifying questions on exam day cover credential sanctions, criminal history including plea in abeyance, sex-offender registration, civil fraud judgments, courts martial, and Freddie Mac/Fannie/FHA/VA bans. False answers can deny the license. Court documents go to the Division after you pass. R162-2f-201: a felony in the last five years (from conviction/plea or completion of jail/prison) or a misdemeanor involving fraud, misrepresentation, theft, or dishonesty within the last three years does not qualify (live Education Waivers page).
Background process
Fingerprints after the UtahID application, from the authorization the Division emails 1–2 days later. Digital Pearson UTFP (sales, named centers) or FD-258 cards. $32 fingerprint processing + $10 rap back inside the $154 cart.
Experience
No licensed experience is required for the sales-agent license. A principal broker is required to practice, not to sit Pearson. Broker later: three years full-time licensed active in five years (or two years plus one year from the optional experience table) and 60 experience points.
Broker affiliation
A Utah sales agent practices under a principal broker. Activation is a Division filing, not a NAR hang. Broker supervision is not what lets you sit Pearson; it is what lets the license issue and stay active. Expired-active licenses that go 31 days past expiration convert to expired-inactive and need a $15 activation fee plus a brokerage to return (live education/sales-agent CE page).

Pearson handbook #094500 (July 2024; rev 01/2026) and outlines #094502 (04/2025). $69. Combined four hours — handbook does not publish a per-portion minute split, so this page does not invent one. Sales national 80 scored + 5 pretest. Sales Utah state 50 scored + 5–10 pretest. Scaled 70 each portion. Split retake inside six months. Apply within 90 days of passing both and within 12 months of education.     Use of approved forms is a named state-outline bucket. Unauthorized practice of law is next to it. Limited agency is a Utah word.

Fingerprints

After you submit the UtahID application, the Division emails fingerprint instructions and authorization within 1–2 business days (live sales-agent page). Do not schedule digital prints before that email. Sales candidates can sit a separate Pearson UTFP appointment at Bountiful, Draper, Ogden, or Orem; handbook figures of $35 (page 4, appointment) vs $12 (score-report section) conflict — both are described as separate from the $32 fingerprint-processing fee inside the Division's $154 cart. Pay the live Pearson cart. Other centers issue two FD-258 cards plus a signed waiver for a local vendor. The fingerprint receipt or cards go with the license application. This is not Arizona DPS Level 1 and not Nevada Form 619. Education-waiver files still use two FD-258 cards plus the signed Fingerprint Waiver issued at the testing center.
CE / renewal

Live DRE Education Requirements for Sales Agents and Active On-Time Renewal pages (fetched 2026-09-02): licenses valid two years; renewal window opens 45 days before the last day of the expiration month. All CE by the 15th of the renewal month. First-time sales-agent renewal: 12-hour New Agent Course, a Division-approved 3-hour mandatory (Mandatory Residential, Mandatory Commercial, OR Mandatory Property Management), and 3 additional hours of core or elective. Later active renewals: 18 hours including a 3-hour mandatory; the sales-agent education page wants a minimum of 9 CORE of which 3 are the mandatory, while the on-time-renewal page prints 6 core + 3 mandatory + 9 additional — follow the live instructions for the cycle you are in. Duplicate courses in the same period do not post. The Division does not manually add CE; call the provider. New Agent Course is also required when activating an inactive license if it has not already been taken. Recovery fund

Utah Real Estate Education, Research and Recovery Fund (Utah Code 61-2f) is a scored topic (1–2 salesperson state items; 2–3 broker). Live Education Waivers page itemizes $12 recovery fund fee inside the $154 sales-agent cart. It is not E&O. Payments from the fund / revocation of license are outline bullets.

Mistakes that delay applicants

  • Applying on day 91

    90 days from passing both portions. Next business day only if the 90th is a weekend or national holiday. A May filing of a January pass is a dead score.

  • UtahID email that does not match Pearson

    The Division's own sales-agent page calls this a delay. Reuse an existing Utah professional-license UtahID.

  • Fingerprinting before the application

    Wait for the 1–2 day authorization email. Digital UTFP is sales-only at named centers. Handbook $35 vs $12 — pay the live cart.

  • Treating Nevada 75% as Utah's cut, or sitting a 40-item PSI state paper

    Utah sales agents are scaled 70 on 50 state items. Brokers are scaled 75 on 90. Water rights and the REPC are Utah products.

  • Losing the certifying document at the center

    It also uploads with the license application. Copy it. School stamp every sitting.

  • Inventing a 150/90 minute split because Idaho's handbook printed one

    Utah handbook 094500 prints a combined four-hour clock and does not split national vs state minutes. This page will not invent 150/90.

  • Banking a Nevada 120 or an Idaho Module 1+2 as Utah's 120

    Different curriculum, different certifying document, different vendor path. Waivers are a Division product on the live Education Waivers page, and you wait for the waiver first.

  • Renewing in RELMS, or missing the 15th-of-the-month CE cutoff

    Live on-time-renewal page: RELMS will no longer be used for renewals. UtahID / My License One. CE by the 15th of the renewal month. First renewal is the 12-hour New Agent Course, not a generic 18.

  • Calling PSI, or sitting a Wyoming Pearson paper, for a Utah score

    Utah real estate is Pearson under handbook 094500. Wyoming's $80/$90 scaled-75 sitting will not post to the Division.

  • Reading prior appropriation as extra-credit trivia

    Utah water rights are a scored additional-topics item. Eastern riparian assumptions fail this paper.

Reciprocity and recognition

Live Education Waivers page: applicants with an active real estate license in good standing from a state that does NOT have a reciprocity agreement with Utah may qualify for a waiver of some education and/or national exam requirements. Waivers will not be granted if the license has expired or is not in good standing. Submit the Real Estate Education Waiver Request and wait for the Division waiver before taking remaining prelicense or the exam. Certified license history from each state of licensure. A one-time waiver extension needs a new history less than 30 days old. Sales-agent waiver cart is still $154. Arizona's “we do not say reciprocity” sentence is an ADRE sentence, not a Utah sentence. A Nevada 75% score report will not skip Utah's scaled 70 or the 50-item state paper. Utah Law hours are the usual wall.

If you already have a Utah professional-license UtahID, reuse it. Use the email on file with the Division. Failure to link the license with a registration code delays renewal into the late window.

How Utah is different

Arizona: 90 classroom hours, exam before ADRE, DPS Level 1, no reciprocity. Nevada: 120 hours including 18 Nevada law, pay NRED first, 75% each. Colorado: associate broker, 168 named hours. Idaho: two 45-hour modules, Pearson $83. Wyoming: still salesperson, named courses. Utah: sales agent, 120 hours, Pearson $69, 80/50 at scaled 70 in a combined four-hour sitting, 90-day apply window, UtahID email match, prints after you apply, $154 cart.

Frequently asked questions

Is it salesperson or sales agent?
Sales agent. The live Division page title is Sales Agent. Searching the Division for a salesperson form is wasted time. The Pearson handbook still says “salesperson” on the scaled-score table — that is the sales-agent paper.
How many prelicense hours?
120 hours at a certified Real Estate Pre-License School (live sales-agent page, fetched 2026-09-02, and handbook 094500). Candidate Education Certifying Document Section A. A Nevada 120 is not this 120.
When do I fingerprint?
After you apply. The Division emails authorization in 1–2 business days. Do not print before Pearson just because Nevada does. Digital UTFP at Bountiful, Draper, Ogden, or Orem, or two FD-258 cards.
What is the passing score and how long is the exam?
Scaled 70 on each portion for sales agents. Brokers are scaled 75. Combined sitting is four hours (handbook). National 80 scored, state 50 scored. Numeric scores print only for failures. The handbook does not split the 4-hour clock by portion.
Why does UtahID stall?
Usually because the email does not match Pearson. Live sales-agent page: use the email you used for testing with Pearson VUE or the file delays. Existing Utah professional-license UtahIDs must be reused.
What does the original cost?
Pearson $69 plus the live $154 Division cart ($100 application + $12 recovery fund + $32 fingerprint processing + $10 rap back). Pearson UTFP is extra if you sit digital prints. Do not freeze a Salt Lake Board $152 bundle this page has not seen on commerce.utah.gov.
How long are scores good?

Can I test remotely?
Handbook 094500 describes Pearson Professional Centers and a four-hour combined sitting. This page does not freeze OnVUE as a Utah product. Confirm live. Walk-ins are not available.
I am licensed in Nevada. Is that automatic?
No. Live Education Waivers page: waiver of some education and/or the national exam is a Division product for an active license in good standing from a state that does not have a reciprocity agreement with Utah. Wait for the waiver before remaining coursework or the exam. State paper still required. $154 cart still applies.
Does Utah test water rights?
Yes. State salesperson outline VIII: Utah water rights — history and appropriation — 1–3 items. Prior appropriation, not riparian. Broker outline adds water rights inside the 8–10 additional-topics bucket.
