WY real estate licensing guide

Wyoming

Wyoming still issues a salesperson license: named Salesperson I, Salesperson II, and Wyoming Law (the live WREC page does not print a combined hour total), Pearson $80/$90 per portion at scaled 75 (80 national / 2.5 hours + 40 state / 1.5 hours), two fingerprint cards + $39 to the Attorney General, $300 inside 90 days, E&O, then a three-year $350 / 45-hour CE cycle.

The Wyoming Real Estate Commission sits at 2617 E. Lincolnway, Suite H, Cheyenne, WY 82002. Phone (307) 777-7141. Email realestatecommission@wyo.gov. Fax (307) 777-3796. Statute: W.S. 33-28-101 through 33-28-401. Pearson VUE delivers the exam under Candidate Handbook #095100 (July 2024, rev 04/2025) at pearsonvue.com/us/en/wy/realestate.html, (866) 600-5442. The credential name is the first trap. Wyoming still says salesperson. Colorado does not. South Dakota does not. Entry is Salesperson I + Salesperson II + Wyoming Law from a Commission-listed provider — the live obtain-a-license page fetched 2026-09-02 does not print a combined clock-hour total, so this hub will not freeze 80 from a blog. Out-of-state active licensees skip Salesperson I, take Law + II, and sit the Wyoming state paper. Colorado FA licensees are salespersons here; EA/IA/ER/EI/IR/II are brokers here.

Pearson seats 80 national items in 2.5 hours and 40 Wyoming-law items in 1.5 hours at a scaled 75, $80 at a center / $90 OnVUE per portion, both parts (or the failed part) inside six months of the first pass. Apply within 90 days of the later pass with $300, two fingerprint cards + $39 payable to the Attorney General, E&O, photo, and license histories. Chapter 2 also prints a $20 Recovery and Education Fund assessment. Walk-ins do not exist. Fingerprints are step 1 on the Commission’s own list, not a leftover IdentoGO packet.

Associate broker is two of the last four years plus named Broker I / II / Law. Responsible broker adds Wyoming Broker Management (handbook: 8 hours within one year of filing), a Wyoming trust account or funds-holder agreement, and Consent to Examine and Audit. Broker state paper is 50 scored items. Renewal is three years, $350, 45-hour CE for salespersons and associate brokers, 53 hours including 8 Broker Management for responsible brokers. Inactive still renews ($370 on the live CE page) or cancels. Utah’s IdentoGO, Colorado’s 168, and Montana’s 70-hour Pearson $95 sitting are neighbor comparisons, not Wyoming’s thesis.

Still issues a salesperson license — unlike Colorado, which abolished the title. Live obtain-a-license page (fetched 2026-09-02) names three first-time courses: Salesperson I, Salesperson II, and Wyoming Law. Pearson VUE delivers national (80 scored + 5 pretest, 2.5 hours) and Wyoming state (40 scored salesperson / 50 scored broker + 5–10 pretest, 1.5 hours) at scaled 75. Fingerprints are two cards plus $39 payable to the Attorney General. Original license $300. File within 90 days of the later exam. E&O required. Recovery and Education Fund is a Chapter 2 $20 row and a scored state-outline topic.
