What to know first

A Wyoming broker license is named Broker I, Broker II, and Wyoming Law — not a second Salesperson I. The live obtain-a-license converting-from-salesperson list is eight steps: two fingerprint cards, Broker I, Broker II, Wyoming Law, Wyoming Broker Management (responsible-broker applicants only), national broker exam, state broker exam, application. Out-of-state brokers take Wyoming Law, Broker II, the state paper, and Broker Management if they will be the responsible broker. Colorado EA, IA, ER, EI, IR, or II licensees are brokers in Wyoming and still run that list.

Chapter 1 § 1-3(b) is the associate-broker experience clock: actively engaged in real estate activity as a licensee, or equivalent credential in another jurisdiction, for two of the four years immediately preceding the application, or a degree in real estate as defined in W.S. 33-28-102(b)(xiv). Responsible broker (§ 1-3(c)) meets all associate-broker requirements, shows two of four years as a salesperson or associate broker (or equivalent), provides Wyoming trust account(s) or funds-holder agreement(s), and submits a Commission-approved broker-management course. Handbook B.3 prints that course as 8 hours within one year immediately preceding the Commission’s receipt of the application; Chapter 1 prints “no more than two (2) years prior.” Use the live application instruction.

Pearson is still $80 / $90 per portion, still scaled 75, still 2.5 + 1.5 hours. Broker state paper is 50 scored items plus 5–10 pretest, with a 14–16 item broker-only bucket (company management, trust accounts, funds-holder agreements, place of business, recordkeeping, supervision of branch offices and multiple companies). Same two cards, $39 to the AG, $300, 90 days, E&O. Consent to Examine and Audit if applying as responsible broker. Live CE: responsible broker 53 hours including 8 Broker Management; associate broker 45.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Bank two of the last four years (or a real-estate degree for associate broker)

    Chapter 1 clock. Responsible broker is two of four as salesperson or associate broker plus a Wyoming trust account or funds-holder agreement.

  2. Broker I, Broker II, Wyoming Law; Broker Management if responsible

    Not Salesperson I+II. Colorado EA/IA/ER/EI/IR/II run the out-of-state list. Handbook: management 8 hours within one year of filing.

  3. Pearson $80/$90 — national 80/2.5 hr and state 50/1.5 hr, scaled 75

    Same 6-month/90-day clocks. Consent to Examine and Audit if responsible. Two cards + $39; $300; E&O.

Residency and identification
Associate broker: two of the four years immediately preceding as an active licensee (or a real-estate degree under W.S. 33-28-102(b)(xiv)). Responsible broker: two of four as salesperson or associate broker (or equivalent), plus trust account / funds-holder, plus Broker Management. Out-of-state: active broker license, Wyoming Law, Broker II, state exam, Broker Management if responsible. Colorado EA/IA/ER/EI/IR/II = broker in Wyoming.
Qualifying education
Not Salesperson I+II. Live converting-from-salesperson list: Broker I, Broker II, Wyoming Law, and Wyoming Broker Management (responsible-broker applicants only). Out-of-state: Law + Broker II (+ Management if responsible). Chapter 1: original associate-broker applicants show Broker Course I (state and national portions) and Broker Course II; active out-of-state show Course I (state portion only) and Course II; Course I may be challenged by exam. Handbook B.3: 8-hour Wyoming Real Estate Management course within one year immediately preceding receipt of the application. Chapter 1 § 1-3(c)(iv): no more than two years prior. Confirm the live application. Live CE page: responsible brokers need 8 Broker Management hours inside the 53-hour CE cycle — that CE row is not the original-license management certificate.
Education or filing deadline
Coursework within one year of application (Chapter 1). Management: handbook 1 year / Chapter 1 two years — use the live instruction. Exam: 6-month split-retake then 90-day file.
Character review
Same license-history and two-card review. Felony clock in Chapter 1 § 1-3(d).
Background process
Same $39 AG packet.
Experience
Associate broker: two of the four years immediately preceding as an active licensee, or a real-estate degree. Responsible broker: two of four as salesperson or associate broker (or equivalent credential) plus trust account / funds-holder. The live obtain-a-license converting list does not reprint the 2-of-4 clock — Chapter 1 does. A Colorado year is not automatically a Wyoming year; the equivalent-credential clause is how out-of-state experience enters.
Broker affiliation
Responsible broker is the firm-qualifying seat (Broker Management, Consent to Examine and Audit, Wyoming trust account or funds-holder agreement). Associate broker is licensed under a responsible broker and does not have supervisory responsibilities (W.S. 33-28-102 definition). Converting associate-to-responsible and responsible-to-associate are named Commission forms.

Pearson $80 test center / $90 OnVUE per portion. National: 80 scored + 5 pretest, 2.5 hours, scaled 75. Broker national outline (January 2025): I 10, II 8, III 10, IV 15, V 12, VI 9, VII 8, VIII 8. State (broker): 50 scored + 5–10 pretest, 1.5 hours, scaled 75, including 14–16 broker-only items (V: company management, trust accounts, funds-holder agreements, place of business, recordkeeping, supervision). Same 6-month split-retake and 90-day file. Out-of-state active brokers sit state only after Wyoming Law + Broker II (+ Management if responsible).

Associate broker: 45 hours / three years (live CE page). Responsible broker: 53 hours including 8 Wyoming Broker Management. Inactive still renews.

Chapter 2 $75 late renewal.

Recovery fund

Same Recovery and Education Fund: Chapter 2 $20 and a scored additional-topics item. E&O required. Responsible broker also lives under Chapter 5 trust-account rules.

Mistakes that delay applicants

  • Filing as responsible broker on a stale 8-hour management certificate

    Handbook: within one year immediately preceding the Commission’s receipt of the application. Chapter 1: no more than two years. Use the live instruction.

  • Treating a Colorado FA as a Wyoming broker

    FA = salesperson. EA/IA/ER/EI/IR/II = broker.

  • Sitting the 40-item salesperson state paper

    Broker state is 50 scored with a 14–16 item office-management bucket.

  • Skipping the 2-of-4 clock because the obtain-a-license converting list did not reprint it

    Chapter 1 prints it. Two of four years as an active licensee (associate) or as salesperson/associate broker (responsible).

  • Practicing as an LLC on the individual hanging without the entity application

    Meeting minutes must name the Responsible Broker. Secretary of State good standing. Trust account or funds-holder on the responsible-broker file.

Renewal and staying active

Associate broker: 45 hours / three years (live CE page). Responsible broker: 53 hours including 8 Wyoming Broker Management. Inactive still renews.

Late renewal: Chapter 2 $75 late renewal.

Responsible broker keeps Chapter 5 trust-account and funds-holder obligations. Converting responsible-to-associate and associate-to-responsible are named forms.

How Wyoming is different

Colorado responsible broker is a different named-hour grid on top of 168. South Dakota responsible broker is an upgrade from broker associate. Montana supervising-broker is an endorsement. Utah broker is a different identogo file. Wyoming: named Broker I, II, Law, plus Broker Management for the responsible seat, two of four years, Pearson 80/50 at scaled 75.

Frequently asked questions

Does Salesperson I+II count as broker education?
No. Broker I, Broker II, Wyoming Law. Responsible broker also needs Wyoming Broker Management (handbook: 8 hours within one year preceding the application).
How many years?
Chapter 1: associate broker — two of the four years immediately preceding as an active licensee, or a real-estate degree. Responsible broker — two of four as salesperson or associate broker plus trust account / funds-holder.
Colorado license?
FA = salesperson in Wyoming. EA, IA, ER, EI, IR, or II = broker in Wyoming. Both still take the named Wyoming courses and the Wyoming state paper.
