What to know first

A Utah broker license is a second 120 hours, not a weekend add-on to the sales-agent 120, named on the live DRE Broker page (fetched 2026-09-02) and on the Candidate Education Certifying Document Section B: Part 1 Utah Law 30 Hours, including 3 hours testing; Part 2 Broker Principles (Fundamentals) 45 Hours, including 4 hours of testing; Part 3 Broker Practices (Broker Level) 45 Hours, including 4 hours of testing. Pearson's broker cut is scaled 75, not 70. The state paper is 90 scored items + 5–10 pretest, not the sales-agent 50. Combined sitting is still four hours, still $69. Same 12-month education clock, same 90-day apply clock, same six-month split.

Experience is a Division product the handbook defers to realestate.utah.gov — and the live broker page now numbers it. Within the past five-year period: three years full-time, licensed, active real estate experience; or two years full-time licensed active plus one year full-time professional real estate experience from optional experience table 3 in the Appendix of R162-2f-202b. Within those five years, accumulate at least 60 documented experience points complying with R162-2f-401a (tables 1 & 2 in R162-2f-501 appendices). File the Broker Experience Documentation Form (notarized, three years), Broker Transaction Log or Broker Property Management Log (60 points), and a signed and notarized Broker Verification Form from each broker in a sealed envelope with the broker's signature across the seal. Principal and branch brokers add a notarized company letterhead authorization. Processing 30–60 days. Live broker cart: $160 total non-refundable ($100 application + $18 recovery fund + $32 fingerprint processing + $10 rap back) — $6 more recovery fund than the sales-agent $12. A Nevada 64-credit Broker Management package and an Arizona BMC stack will not post as Utah's 45+45+30.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Bank three years / 60 points and the sealed broker-verification envelopes

    Live broker page: three years full-time in five (or two + one from table 3) and 60 points. Do this before paying for the 45+45+30.

  2. Complete Utah Law 30, Broker Principles 45, Broker Practices 45 (testing hours included)

    Sales-agent 120 is not this 120. Section B of the certifying document.

  3. Sit Pearson at scaled 75 (80 national + 90 state, four hours combined, $69)

    Apply within 90 days. $160 cart ($100+$18+$32+$10).

  4. UtahID, Division email fingerprints, principal-broker / firm filings

    Sealed envelopes. Company letterhead if principal or branch. Processing 30–60 days. Same email as Pearson.

Residency and identification
Live broker page (fetched 2026-09-02): within the past five years, three years full-time licensed active real estate experience, or two years full-time licensed active plus one year full-time professional real estate experience from optional experience table 3 (R162-2f-202b Appendix); plus 60 documented experience points in those five years (R162-2f-401a / R162-2f-501). Handbook 094500 defers detailed forms to the Division; the live page is now the numbered grid.
Qualifying education
Live broker page (fetched 2026-09-02) and Candidate Education Certifying Document Section B. Sales-agent 120 is not this 120. Testing hours are inside the 30/45/45, not in addition. Division waivers (including active Utah Bar) print on that document. Out-of-state review is a 30-day Division process; wait for the waiver before remaining coursework or the exam. Utah Law 30 is the usual wall.

Principal and branch brokers need a notarized company letterhead authorization to use the company name. Incomplete applications are returned; fees are non-refundable.

Same 18-hour biennial machine as sales agents on the live on-time-renewal page (6 core + 3 mandatory + 9 additional as printed there; sales-agent education page wants 9 CORE including the 3-hour mandatory — follow the live broker instructions for the cycle). The 45+45+30 is original education, not renewal CE. Mandatory is Residential, Commercial, or Property Management. CE by the 15th of the renewal month. UtahID / My License One; RELMS retired.

Recovery fund

Mistakes that delay applicants

  • Sitting at scaled 70, or studying the 50-item sales-agent state outline

    Broker cut is 75. Broker state is 90 items with a 33–35 item practice/supervision bucket.

  • Treating sales-agent 120 as the broker 120

    Utah Law 30 + Principles 45 + Practices 45, testing hours included. Section B, not Section A.

  • Filing without the sealed broker-verification envelopes or a stale points log

    Live checklist. Signature across the seal. 60 points inside five years. Incomplete files come back; $160 is gone.

  • Inventing a year-count from a school blog after the handbook deferred to the Division

    The live broker page now numbers three years / 60 points. Use that grid. Table 3 is the only one-year substitute, and it is professional real estate experience, not a handshake.

  • Paying the sales-agent $154 cart, or the sales-agent $12 recovery fund, on a broker file

Reciprocity and recognition
