Nevada Real Estate Broker License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Document 2 years active full-time within the last 4 years (Form 509) and assemble 64 semester credits including 45-hour NV Broker Management and 18 hours NV law

   Experience increments cannot replace those two blocks. Certified history < 90 days.

   Get Form 558 financials approved; obtain a credit report dated within 30 days; then Form 549 + live $160

   NAC 645.102: financial-condition approval before the broker application.

   Pearson $100 broker paper: 80/150 min + 50/90 min at 75% (combo 130 / 240 min)

   Do not sit the 40-item salesperson state paper. Scores 12 months. OnVUE broker: no combo discount.

   Form 619 prints (2-month life); open the brokerage (office, trust accounts, supervision) or hang as broker-salesperson under another broker

   Broker-salesperson is the same 64-credit education without the 2-in-4 experience row on the live page. Subsequent CE is 36 hours including 6 hours broker management (NAC 645.448).

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Live Broker page: 2 years of active full-time experience within the last 4 years (Form 509). Experience used toward the 64 credits must be full-time, current license, certified history less than 90 days old, within the past ten years, verified by the employing broker at the time. Out-of-state: 18 hours Nevada law from a NV school; 45-hour Broker Management is Nevada-specific and is not waived by experience. Reciprocal broker issuance exists only under a Commission reciprocal agreement (NRS 645.332(2)).

Qualifying education

Live Broker Initial License Requirements page (fetched 2026-09-02) plus NRS 645.343. NAC 645.437: Broker Management must be Division-approved and includes named hours (office policy/risk/E&O 6, business plans 3, brokerage forms 3, financing overview 6, state/local law 6, federal law 6, plus additional required blocks on the live NAC). Unlicensed first-time applicants: 35 general college credits. Licensed out-of-state: 37 general college credits; they skip the extra 15-hour contracts and 15-hour agency rows. Form 502 schools. A salesperson 120 is not this 64.

Education or filing deadline

Pearson scores 12 months. Form 619 prints 2 months. Credit report 30 days. Certified license history 90 days. 45-hour Broker Management is not waived because you already took the salesperson 120.

Character review

Same NRS 645.330 honesty/integrity screen plus Form 558 financial-condition approval before the broker application (NAC 645.102). Credit report within 30 days of application (live page).

Background process

Form 619 prints (2-month life) plus Form 558 financials and a 30-day credit report. Prints and scores each have their own clock.

Experience

Live Broker page: 2 years of active full-time experience within the last 4 years (Form 509). Experience toward the 64 credits: full-time, current license, within the past ten years, employing-broker verification, certified history < 90 days. Broker-salesperson live page does not print this 2-years-in-4 row.

Broker affiliation

A broker may operate a Nevada brokerage (physical office, trust accounts, supervision). A broker-salesperson has the same 64-credit education and sits the 50-item state paper but hangs under another broker and does not need the 2-years-in-4 experience row on the live Broker-Salesperson page. You cannot hold salesperson and broker hangings as a substitute for picking one. Cooperative certificates and branch offices are broker-only scored items.

NRS 645.332(2): broker or broker-salesperson by reciprocity only if that jurisdiction has entered a reciprocal agreement with the Commission and the license is in good standing at filing. This hub does not freeze a school-blog partner list. Out-of-state applicants still take 18 hours Nevada law from a NV school and the 45-hour Nevada Broker Management course; experience cannot swallow those two. Confirm any current reciprocal agreement on live NRED.

How much experience?

Live Broker page: 2 years of active full-time experience within the last 4 years (Form 509). Broker-salesperson live page does not print that row.

What education?

64 semester college credits. 45-hour Nevada Broker Management and 18 hours Nevada law from a NV school cannot be replaced by experience increments (16 credits per 2 years). Live page also lists Principles, Law, Appraisal, 15 related credits, contracts 15, agency 15, and general college credits (35 unlicensed / 37 licensed out-of-state).

Is the state paper still 40 items?

No. Broker (and broker-salesperson) state is 50 scored items / 90 minutes. Combination 130 items / 240 minutes. Do not sit the salesperson 40.

Do I reprint?

Live broker page still lists Form 619. Fingerprints expire in two months. Form 558 financials and a 30-day credit report are extra broker steps, not a substitute for prints.

Can I keep the salesperson hanging and add broker?

Pick a hanging. Broker-salesperson is how Nevada lets broker-educated people work under another broker. Confirm current status rules on live NRED rather than holding two active salesperson-plus-broker hangings as a plan.

What CE do brokers take after the first cycle?

NAC 645.448: 36 hours including agency 3, NV law 3, contracts 6, ethics 3, broker management 6, risk reduction 3, 12 electives. 50% live. First-year postlicensing is a salesperson first-time product; broker-salespersons who qualified under NRS 645.343(4) can be exempt from postlicensing (NAC 645.4442(2)(c)).
