The Oregon Real Estate Agency is at 775 Summer St NE, Suite 330, Salem, OR 97301 (State Lands Building). PSI delivers the exam under Candidate Information Bulletin 3376 (test-takers.psiexams.com/orre, (833) 892-5441). The REA Broker Licensing page sets the main requirements: a broker license is the entry-level license in Oregon; you apply in eLicense and pay $300 first, then complete 150 hours from an Agency-approved school. OAR 863-022-0010 names the seven courses. Washington's 90 hours do not substitute for Oregon's 150.

PSI gives 80 national items in 150 minutes and 50 Oregon items in 90 minutes, and you need 75% on each; it costs $75 per attempt. A passed section stays valid for 12 months. Scores and fingerprint clearance are each valid for one year. If you test in person, fingerprints are taken at the PSI center after you pass, for $61.25 per the bulletin ($46.25 OSP + $15 PSI). A managing principal broker must add the pending license in eLicense. The first license period is 13–24 months, ending in your birth month, and later periods are 24 months. Active renewal costs $300; inactive, $150. Under HB 3137, as of January 1, 2026, every active renewal includes a 2-hour Fair Housing course, and the first active renewal also requires Broker Advanced Practices with a proficiency assessment.

A principal broker license requires three years of active licensed experience plus the 40-hour BASS course (15 supervision + 25 principles review) with a 75% course final, then 75% on the PSI exam (75 items/80 points in 150 min + 50 items in 90 min). Out-of-state principal broker applicants also take the 150 hours. You can hold one license at a time. Washington's 90 hours, Idaho's Module 1+2, and California's 135-hour salesperson requirement are useful comparisons but do not apply in Oregon. Oregon's rules are its own: there is no salesperson title, you apply before you start class, and disclosed limited agency, Oregon water rights, and tenancy by the entirety are tested topics.
