Oregon

Oregon does not issue a salesperson license: entry is broker after an eLicense $300 application (Applicant ID first), then 150 hours in seven named courses (Law 30, Oregon Practice 30, Finance 30, Contracts 15, Agency 15, Property Management 10, Brokerage 20) with 75% course finals at a private career school, then PSI $75 at 75% (80 national / 150 minutes + 50 Oregon / 90 minutes), PSI fingerprints $61.25, and a managing principal broker adding the pending license in eLicense. One license at a time. Birth-month 24-month cycle with a 13–24 month first period. First active renewal on or after January 1, 2026 is Fair Housing 2 + LARRC + Broker Advanced Practices, not 30 generic electives.

The live Broker Licensing page fetched 2026-09-02 is the hour bible: a broker license is the entry-level license in Oregon; apply in eLicense and pay $300 first; then 150 hours from an Agency-approved school. OAR 863-022-0010 names the seven courses. A Washington 90 is not that 150.

PSI seats 80 national items in 150 minutes and 50 Oregon items in 90 minutes at 75% each, $75 per attempt. Pass one section and it lives 12 months. Scores and fingerprint clearance each live one year. Fingerprints at the PSI center after you pass in person, $61.25 on the bulletin ($46.25 OSP + $15 PSI). A managing principal broker must add the pending license in eLicense. First license period is 13–24 months by birth month, then 24. Active renewal $300; inactive $150. HB 3137 as of January 1, 2026 puts a 2-hour Fair Housing course inside every active renewal; first active renewal also wants Broker Advanced Practices with a proficiency assessment.

Principal broker is three years of active licensed experience plus 40-hour BASS (15 supervision + 25 principles review) at a 75% course final, then PSI 75 items/80 points/150 min + 50/90 min at 75%. Out-of-state principal-broker applicants also take the 150. One license at a time. Washington's 90, Idaho's Module 1+2, and California's salesperson 135 are neighbor comparisons, not Oregon's thesis. This paper cannot be renamed to another state: there is no salesperson title, you apply before you sit class, and disclosed limited agency, Oregon water rights, and tenancy by the entirety are scored items.

An agency that licenses brokers, principal brokers, property managers, and timeshare sales agents — not salespersons. Apply in eLicense and pay the $300 nonrefundable application fee FIRST; the school cannot make you PSI-eligible without your Applicant ID. 150 hours in seven named courses. PSI delivers the sitting ($75) at 75% on both sections. Fingerprints at the PSI center after you pass, $61.25.
