What to know first

Nevada's 120 is not a blob. The live Nevada Real Estate Division Salesperson Initial License Requirements page (red.nv.gov/Content/Real_Estate/Salesperson/Initial_License_Requirements/, "October 1, 2021 and After," fetched 2026-09-02) prints four named blocks: 45 hours or 3 college credits Real Estate Principles; 45 hours or 3 college credits Real Estate Law that must include 18 hours Nevada law; 15 hours or 1 college credit in contracts in real estate transactions to the extent allowed in the capacity of the licensee; 15 hours or 1 college credit in agency which must include 3 hours of foundation of the relationship between broker and agents and 3 hours of risk reduction. Licensed out-of-state applicants are not required to take the 15-hour contracts course or the 15-hour agency course — that exception is on the live page, not a school flyer. NAC 645.435 is the regulation bible behind those four blocks and further splits Principles into brokerage/agency 21 + valuation/economics 12 + finance 12, and Law into ownership/transfer/use 25 + NRS 113, 116, 119, 119A, 645, 645C and 645D (18 hours) + applied practice and statutory disclosures 2. A California 135 and an Arizona 90 will not post as those Nevada-law 18 hours.

Pearson VUE's Nevada Real Estate Candidate Handbook #092900 (July 2025; pearsonvue.com/us/en/nv/realestate.html; (888) 248-8055; fetched 2026-09-02) is the sitting bible. Pay the examination fee to the Division at red.prod.secure.nv.gov first — fees are not accepted at the test center. Combination salesperson is $100 (general $100 or state $100 if sat alone; two-for-one combo when both are scheduled the same day). National/general: 80 scored + 5–10 pretest, 150 minutes. State: forty (40) scored items for salesperson + 5–10 pretest, 90 minutes. Combination time 240 minutes. NAC 645.220 and the handbook score-explanation page: 75 percent of questions correct on the examination. Pass one part and fail the other, retake only the failed part within twelve (12) months; after twelve months sit both again. NAC 645.225: the Division accepts results only for 12 months after they were issued. Walk-ins are not available; reserve at least 24 hours ahead.

Fingerprints are the short clock. Live NRED page: complete, sign and date the fingerprint background waiver before you print; submit the fingerprint verification form issued by an approved Fingerprint Vendor (Form 619); fingerprints expire after two (2) months. That is not a year. NRS 645.355 requires a complete set at the applicant's expense through a law-enforcement agency or authorized entity, forwarded to the Central Repository and the FBI; the live Initial License Requirements page does not print a dollar for that vendor. Apply on Form 549 with original state and national passing results dated within the last 12 months. Live page fee $140.00. A sponsoring Nevada broker hangs the license. This paper cannot be renamed to another state: Consent to Act, Seller's Real Property Disclosure, common-interest-community disclosure, Nevada water rights, and the Education, Research and Recovery Fund are scored Nevada items.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Complete 120 hours in four named blocks (Principles 45, Law 45 including 18 NV law, contracts 15, agency 15) at a Form 502 school

    Licensed out-of-state applicants skip contracts and agency per the live page. NAC 645.435 is the curriculum. Verified live 2026-09-02.

  2. Pay the Pearson sitting to NRED at red.prod.secure.nv.gov ($100 combo); schedule with Pearson VUE

    Not PSI. 24-hour minimum reservation. Walk-ins are not available.

  3. Sit national 80/150 min + Nevada 40/90 min at 75% each (combo 240 min)

    Split retake 12 months. Scores live 12 months (NAC 645.225).

  4. Form 619 fingerprints (expire in 2 months); Form 549 + live $140; Nevada broker hangs the license

    Waiver signed before you print. File while prints and scores are both valid.

  5. First year: NAC 645.4442 postlicensing — 15 named modules, proof within the first year; subsequent renewals are 36 named CE hours (NAC 645.448), not a blog 24

Education and eligibility

Minimum age
18 years old
Identification
A Social Security number is required. An ITIN is not confirmed as a substitute.
Residency and identification
Pearson handbook application table: residents and non-residents 18 years or older. Nevada residency is not independently required on the live Initial License Requirements page. Licensed out-of-state applicants skip the 15-hour contracts course and the 15-hour agency course (live page) but still sit Nevada state and still print. NRS 645.332 can waive the uniform/national portion if the other jurisdiction is substantially equivalent and the applicant holds a license in good standing and passed that exam — it does not waive the 18-hour Nevada-law block or the Nevada state paper.
Qualifying education
Live Salesperson Initial License Requirements page (fetched 2026-09-02): a total of 120 hours required, by certified transcripts or certificates. Education or filing deadline
Pearson scores: 12 months (live page + NAC 645.225). Fingerprints: 2 months (live page). First-year postlicensing (NAC 645.4442) is a different clock — 15 named modules, proof within the first year immediately after initial licensing. Character review
NRS 645.330: good reputation for honesty, trustworthiness and integrity; no false statement of material fact; competent to transact so as to safeguard the public. The Division may deny for listed convictions (forgery, embezzlement, obtaining money under false pretenses, larceny, extortion, conspiracy to defraud, unlicensed activity, possessing a controlled substance for sale, moral turpitude) and shall not issue until at least 3 years after the later of paying court-ordered fine/restitution or the end of parole/probation/sentence. Disclose. Non-disclosure is independently disqualifying.
Background process
Form 619 vendor prints or a DPS card, then NRS 645.355 Central Repository + FBI. Waiver signed before you print. Two-month fingerprint life. Twelve-month exam-result life. File Form 549 while both are valid.
Experience
No licensed experience for the original salesperson hanging. A Nevada broker must hang the license. Broker later: 2 years active full-time within the last 4 years (live Broker Initial License Requirements page) plus 64 semester credits including 45-hour Nevada Broker Management that experience cannot swallow.
Broker affiliation
A Nevada salesperson practices only under a licensed Nevada broker (or owner-developer product where the statute allows). Form 549 is the application; the hanging is not a solo shop. Broker-salesperson is a different NRED license — broker-level education hung under another broker — not this entry salesperson hanging. Inactive/active changes and broker association are scored license-maintenance items on the 40-item state paper.

NRS 645.841–8494 Real Estate Education, Research and Recovery Fund. NRS 645.830 itemizes $40 for real estate education, research and recovery at original application and $40 again at renewal. NRS 645.843: every broker, broker-salesperson and salesperson pays that additional fee; owner-developers need not contribute. The Fund is a scored Commission-powers item on the January 15, 2025 state outline. Mistakes that delay applicants

  • Calling PSI, or sitting a California Pearson paper, for a Nevada score

    Nevada real estate is Pearson VUE under handbook #092900 after you pay NRED. A California score will not post.

  • Filing a 90-hour or 135-hour neighbor certificate as the 18-hour Nevada-law block

    NAC 645.435 names NRS 113, 116, 119, 119A, 645, 645C and 645D. Live page still wants Principles 45 + Law 45 including those 18.

  • Letting Form 619 fingerprints age past two months

    Live NRED page: fingerprints expire after two (2) months. Sign the waiver first. This is not a year and not Oregon's one-year clearance.

  • Treating 75% as 60 of 80 national without sitting the 40-item Nevada paper

    Both parts. State is 40 scored items in 90 minutes. Consent to Act, SRPD, CIC, water rights, ERRF.

  • Paying the handbook $125 because NRS 645.830 still prints it

    Live Initial License Requirements page is $140. Confirm My Account. ERRF $40 is a statute row either way.

  • Importing a blog 24-hour or 30-hour CE number as if it were NAC 645.448

    They are scored state items. This paper cannot be renamed to another state.

  • Starting the 45-hour Broker Management course because a blog called Nevada a broker-entry state

    Nevada still issues a salesperson hanging after 120 hours. Broker-salesperson is a different license. Oregon is the no-salesperson neighbor, not Nevada.

Reciprocity and recognition

A salesperson applicant who holds a license in good standing from another state/territory/DC whose salesperson requirements are substantially equivalent, and who passed that jurisdiction's exam, is not required to pass the uniform/national portion — the Nevada state paper still sits. How Nevada is different

California: salesperson title, 135 hours, Pearson. Arizona: 90 hours. Utah: 120 hours but a different named-course grid and PSI/Pearson split depending on year. Oregon: no salesperson title — entry is broker after 150 hours in seven named courses and an eLicense $300-first sequence. Nevada: salesperson title, 120 hours in four named blocks including 18 hours Nevada law (NRS 113/116/119/119A/645/645C/645D), Pearson $100 at 75% (80/150 min + 40/90 min), fingerprints that expire in two months, Form 549, live original cart $140, first-year postlicensing in 15 NAC modules, subsequent 36-hour named CE.

NAC 645.4442 requires a prescribed postlicensing course in at least 15 named modules, with proof within the first year immediately after initial licensing, live instruction unless a rural distance-education exception is approved. The live NAC text does not print a clock-hour total. Subsequent renewals are 36 named CE hours under NAC 645.448 (agency 3, NV law 3, contracts 6, ethics 3, risk reduction 3, 18 electives). Postlicensing will not count as CE. Do not import a blog 24 or a blog 30 as if it were on the live regulation.
What is Consent to Act?
A scored Nevada agency item on the 40-item state paper (Duties Owed / Consent to Act / Confirmation of Agency Relationship / Waiver and Authorization to Negotiate Directly with the Seller). It is not a NAR dual-agency form from another state.
Is there a recovery fund line?
Yes. NRS 645.841–8494 Education, Research and Recovery Fund. NRS 645.830 itemizes $40 at original and $40 at renewal. It is a scored Commission-powers item. Owner-developers do not contribute (NRS 645.843).
Can I call PSI?
No. Nevada real estate is Pearson VUE under handbook #092900. PSI will not post to NRED.

What is a broker-salesperson?
A different NRED hanging: broker-level 64-semester-credit education (including 45-hour Nevada Broker Management that experience cannot swallow) hung under another broker, live original fee $160. It is not the entry salesperson 120. Do not sit the 40-item salesperson state paper as a broker-salesperson candidate — broker state is 50 scored items.
Does Nevada still use the word salesperson?
Yes. Live NRED pages say salesperson. Oregon does not. Do not file this hanging as a broker-entry state.
