NV real estate licensing guide
Nevada
Nevada still issues a salesperson hanging after 120 named hours — Principles 45, Law 45 that must include 18 hours of Nevada law (NRS 113, 116, 119, 119A, 645, 645C, 645D), contracts 15, agency 15 — then Pearson VUE (not PSI) at $100 and 75% (80 national / 150 minutes + 40 Nevada / 90 minutes), Form 619 fingerprints that expire in two months, and a live Form 549 cart of $140. Broker is 64 semester credits including a 45-hour Nevada Broker Management course that experience cannot swallow, 2 years active full-time within the last 4 years, a 50-item state paper, Form 558 financials, and a live $160 cart. Subsequent CE is 36 named hours (NAC 645.448), not a blog 24. First-year postlicensing is 15 NAC modules with no clock-hour total on the live regulation. Consent to Act, Seller's Real Property Disclosure, CIC disclosure, Nevada water rights, and the Education, Research and Recovery Fund are scored Nevada items — this paper cannot be renamed to Oregon's no-salesperson 150 or California's 135.

The Nevada Real Estate Division sits at 3300 W. Sahara Avenue, Ste. 350, Las Vegas, NV 89102 ((702) 486-4033) and 1818 East College Parkway, Suite 110, Carson City, NV 89706-7986 ((775) 684-1900). Website red.nv.gov. Statute: NRS 645 and NAC 645. Pearson VUE delivers the exam under Candidate Handbook #092900 (July 2025; pearsonvue.com/us/en/nv/realestate.html; (888) 248-8055; fetched 2026-09-02). Pay the sitting to NRED at red.prod.secure.nv.gov first — $100 combination. The live Salesperson Initial License Requirements page fetched 2026-09-02 is the hour bible: 120 hours in four named blocks including 18 hours Nevada law. NAC 645.435 is the regulation behind those blocks. A California 135 is not that 18.
Pearson seats 80 national items in 150 minutes and 40 Nevada salesperson items in 90 minutes at 75% each. Pass one section and it lives 12 months. Fingerprints expire in two months (Form 619). Live original salesperson cart $140 — NRS 645.830 and the handbook still print $125; this hub follows the live page. ERRF is $40 at original and $40 at renewal on the statute. First-year postlicensing is NAC 645.4442's 15 named modules (no clock-hour total on the live text). Subsequent salesperson CE is 36 named hours under NAC 645.448.
Broker is 64 semester credits including 45-hour Nevada Broker Management that two-year experience increments cannot replace, 2 years active full-time within the last 4 years, Pearson 80/150 min + 50/90 min at 75%, live $160, Form 558 financials, and a 30-day credit report. Broker-salesperson is the same education hung under another broker. Oregon's 150, Arizona's 90, and California's 135 are neighbor comparisons, not Nevada's thesis. This paper cannot be renamed to another state: there is a salesperson title, fingerprints die in two months, and Duties Owed / Consent to Act / SRPD / water rights are scored items.

NRED
The Division that licenses salespersons, brokers, and broker-salespersons — plus property-manager and business-broker permits on top of a hanging. Live Salesperson Initial License Requirements page (October 1, 2021 and After; fetched 2026-09-02) is the hour bible: 120 hours (45 Principles + 45 Law including 18 Nevada law + 15 contracts + 15 agency). Pearson VUE — not PSI — seats after you pay the exam fee in the NRED portal (red.prod.secure.nv.gov). NAC 645.207 and the Pearson fee table both print $100. Live NRED cart for the original salesperson hanging is $140; NRS 645.830 plus the July 2025 handbook still print $125 ($85 original + $40 ERRF) — this hub follows the live Initial License Requirements page and notes the lag.
