What to know first

A New Mexico qualifying broker license is not a weekend add-on to associate broker. The live FAQ (fetched 2026-09-02) wants active licensure for at least 2 years of the last 60 months (non-supervisor) or 4 years of the last 60 months (supervisory); documented qualifying transaction experience totaling 100 points in each of the years preceding the application as verified by the applicant's qualifying broker (Transactional Log); the 30-hour brokerage office administration course including passage of the in-class exam; the 8-hour contract forms class (RANM forms); 8 hours of core elective courses; attendance at a commission meeting, rule hearing, or disciplinary hearing; current E&O; and the original associate broker wall license. The live Apply page restates the split as nonsupervisory (establish a brokerage and operate without subordinate associate brokers) after at least two years of continuous ACTIVE licensure, versus supervisory (operate with subordinate associate brokers) after at least four years continuous ACTIVE licensure as a New Mexico associate broker. It names Understanding and Using NMAR Forms (8 hour), the 30-classroom-hour Brokerage Office Administration course (10 CEUs), attendance at a Commission meeting, and a record of transactions equaling 100 points. Where the FAQ says 100 points in each of the years preceding and the Apply page says a record equaling 100 points, follow the live application packet rather than inventing a third number — both pages agree the log is verified and that 100 points is the unit.

Fingerprints are still required for license upgrades, not for renewal of existing licenses (live Apply page). If the candidate was originally licensed prior to 2006 as a salesperson and grandfathered into associate broker, they must take the 30-classroom-hour Broker Basics course and pass the NM Broker Examination (10 CEUs for Basics). Managing brokers, designated brokers, or similar brokerage-in-charge brokers from other states may be considered equivalency applicants for Qualifying Broker; they still take Brokerage Office Administration (live Apply page). Colorado designated-broker hours and an Arizona employing-broker file do not contain New Mexico Brokerage Office Administration or NMAR forms.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Document 2 of 60 months (nonsupervisory) or 4 of 60 (supervisory) plus the 100-point log

    Verified by the current qualifying broker. Do this before paying for Brokerage Office Administration.

  2. Brokerage Office Administration 30 (in-class exam), NMAR/RANM forms 8, core electives 8, Commission meeting

    Named courses. Pre-2006 salesperson-grandfathered files also take Broker Basics and the NM Broker Examination.

  3. Fresh fingerprints, current E&O, return the associate-broker wall license with the qualifying-broker application

    State the intended operating mode: separate trade name, current brokerage, or remain hung as associate broker under another QB.

Live FAQ: actively licensed at least 2 of the last 60 months (non-supervisor) or 4 of the last 60 (supervisory). Live Apply page: nonsupervisory = at least two years continuous ACTIVE; supervisory = at least four years continuous ACTIVE as a New Mexico associate broker. Out-of-state managing / designated / brokerage-in-charge brokers may be equivalency applicants and still take Brokerage Office Administration. Reciprocal GA/LA/MA brokers skip prelicensing and both exam papers with a certified history.
Qualifying education
Live FAQ and live Apply page (fetched 2026-09-02). Brokerage Office Administration is a 30-classroom-hour course with an instructor-created in-class exam (10 CEUs). Understanding and Using NMAR Forms is the 8-hour contract-forms class (Apply page; FAQ still says RANM forms — same product, confirm the live course title). 8 hours of core electives. Attendance at a Commission meeting, rule hearing, or disciplinary hearing (Apply page: a Commission meeting; FAQ: meeting, rule hearing, or disciplinary hearing). NMAC 16.61.3.11 also allows live or recorded distance broadcast of the meeting, documented by signing in and out, at least three hours or until executive session. Qualifying brokers may hold more than one license ($270 each on the live FAQ). The application must state whether the applicant will operate in a separate trade name/brokerage, work as the actual qualifying broker for the current brokerage, or continue as an associate broker under another qualifying broker (live Apply page). Return the current wall license with the application.

The licensing exam

Live Apply page: a person not licensed to practice real estate in New Mexico must pass the real estate broker's examination. Reciprocity with Massachusetts, Louisiana, and Georgia is the exception (broker license + certified history). Currently licensed New Mexico associate brokers upgrading: PSI bulletin exempts the three-year prelicense clock and wants Broker Basics plus the current license; the live Apply page adds that pre-2006 salesperson-grandfathered associate brokers take Broker Basics and pass the NM Broker Examination. Confirm on the live application whether a currently licensed associate broker who already passed the broker paper sits it again — this hub does not invent a second sitting the Apply page did not require for post-2006 associate brokers. Same PSI $95 table if you do sit: 75 items/80 points/120 min + 50/60 min at 75%, 90-day split. Broker Duties and qualifying-broker experience are scored state items.

PSI Services (same nmre bulletin) if the Commission requires the broker paper for the upgrade. Live CE page: qualifying broker 42 total hours. Annual 4-hour Core ×3, 4-hour ethics, 8 core electives, 6-hour QB Refresher, Commission meeting / rule hearing / disciplinary hearing, electives to 42. Associate brokers may take QB Refresher for 6 elective hours but are not required to. Same missed-Core penalty (30-hour Broker Basics for 0 CEUs).

NMAC 16.61.11: reinstatement wants the 42-hour qualifying-broker CE grid. Multiple licenses cannot dodge a late fee. Confirm live reinstatement dollars.

Recovery fund

Same as associate broker: no separately itemized recovery-fund dollar on the live FAQ. E&O remains required for active status.

Mistakes that delay applicants

  • Filing as supervisory qualifying broker on a two-year clock

    Supervisory (subordinate associate brokers) is four years continuous ACTIVE as a New Mexico associate broker on the live Apply page. Nonsupervisory is two years and no subordinates.

  • Skipping Brokerage Office Administration or treating the associate-broker 90 as the upgrade

    Named 30 with an in-class exam. Associate-broker Principles / Law / Basics is not this course.

  • Skipping fresh fingerprints because you already hold an associate-broker license

    Upgrades reprint. Renewals do not.

  • Keeping the wall license

    Return it with the application. State the intended operating mode.

  • Renewing on the 36-hour associate-broker CE list

    Qualifying broker is 42 including QB Refresher, 8 core electives, and meeting attendance.

  • Expecting a Texas broker point log or an Arizona employing-broker file to swallow NMAR forms

    NMAR/RANM 8 and Brokerage Office Administration are New Mexico products. Equivalency applicants still take BOA.
