Wisconsin Real Estate Salesperson License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Complete the 72-hour Board-approved program (or 10 semester credits / 13-hour endorsement path)

   Within four years of the DSPS application. The Illinois 75-hour IDFPR course does not count as the Wisconsin 72.

   Sit Pearson VUE ($65): 140 scored + pretest, 4 hours, scaled 75

   Not PSI, not 80+40, and not OnVUE. Handbook 095000 / outline 095006.

   Apply in LicensE within one year of passing

   File Form 812 firm association to practice. Form 813 if nonresident. Form 2252 if needed.

   Renew by December 14 of each even year

   18 hours CE: 12 mandatory + 6 elective. Originals issued after October 1 of an even year skip CE for that one cycle only.

Identification

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Wisconsin residency is not independently required. Nonresidents file Form 813 irrevocable consent. Endorsement: salesperson license in another state within the past two years plus the 13-hour Wisconsin course (or 10 semester credits), not the full 72.

Qualifying education

Per the DSPS salesperson page, Wis. Stat. § 452.09(2)(a) and REEB 25.033: a Board-approved 72-hour pre-license program within four years before submitting the application for licensure, OR 10 academic semester credits in real estate or real-estate-related law from an accredited institution of higher education (quarter hour = 2/3 semester hour). REEB 25.033 lists the program topics (real property; real estate business; brokerage and agency including multiple representation with/without designated agency; listing agreements under REEB 16; interests in real estate including condominiums, time-shares, homestead; legal descriptions; and the remaining statutory topics in the section). Out-of-state applicants without reciprocity take the 13-hour Wisconsin salesperson course (REEB 25.038), not 72. The handbook describes a statutory path for Wisconsin-licensed attorneys; confirm the details with DSPS rather than assuming a full waiver. The Illinois 75-hour IDFPR course does not satisfy the Wisconsin 72-hour requirement.

Education or filing deadline

Education must be within four years of the application. Apply for the license within one year of passing Pearson. Renewal is every even-year December 14 regardless of original-issue month, with a one-cycle CE exemption if originally issued after October 1 of an even year.

Character review

Act 288 felony-conviction requirements plus Form 2252 for convictions and pending charges. Disclose everything; failing to disclose is disqualifying on its own.

Background process

As DSPS currently specifies in LicensE / under Act 288. Being allowed to sit the Pearson exam does not excuse you from filing Form 2252.

Experience

No licensed experience is required for the salesperson license. The broker license later requires practice as a licensed salesperson under a supervising broker for at least two years within the last four years plus 40 documented experience points on Form 3036.

Broker affiliation

A Wisconsin salesperson practices in association with a licensed firm / supervising broker. File Form 812 Notice of Licensee Association with Firm. Form 766 terminates that association. You cannot practice without a firm association.

Pearson VUE (not PSI), handbook series 095000, outline 095006 · Fee: $65

Pearson charges $65 per sitting. Scaled 75, not 75 percent of 140. Test centers only. Apply for the license within one year of passing. Check handbook 095000 for current retake, no-show, and exam-security rules. Illinois PSI scores do not transfer.

Pearson handbook #095000: salesperson exam $65. The DSPS Initial Fee Changes PDF (2021-2023 schedule, still the posted initial-fee reference) lists the Real Estate Salesperson (94) initial credential at $60. The application and initialLicense amounts here are that same $60 LicensE charge, not two separate fees; confirm the current LicensE total before you pay, because fee studies can change it. RDAF PDF: Real Estate Salesperson renewal $75, or $100 with late fee, due December 14 of even years. Form 3217 may reduce the initial credential fee by 10% if AGI is at or below 180% of federal poverty guidelines. CE is 18 hours (12+6) and has no DSPS fee.

  Studying a PSI 80+40 outline

  Wisconsin uses a Pearson exam with 140 scored items, topics mixed together, and a scaled 75. Illinois PSI materials will not prepare you for the timing or the cut score.

  Treating scaled 75 as 105/140

  Because of equating, 75 is a scale value, not a raw percentage. Numeric scores are reported only to candidates who fail.

  Missing December 14 because your birthday is in March

  Renewal is set by statute under § 440.08(2), not by your birth date: December 14 of even years. Licenses first issued in November still renew in December.

  Submitting a 75-hour Illinois IDFPR course as the 72

  Endorsement requires a 13-hour Wisconsin course (or 10 credits); an Illinois certificate does not substitute unless DSPS publishes a reciprocal waiver.

  Skipping CE on a first license issued in June of an even year

  The one-cycle exemption applies only if originally issued after October 1 of an even year. A June license still owes 18 hours by December 14.

  A Wisconsin salesperson practices in association with a licensed firm. Form 766 terminates that association. You cannot practice unaffiliated.

  The DSPS salesperson and broker pages do not list a recovery-fund assessment. Trust-account Form 814 / Form 2358 are the consumer-protection tools.

  Per the handbook, the exam is a test-center appointment. Wisconsin real estate is not offered on OnVUE.

  REEB 12.013 / DSPS: complete the 72-hour program within four years before submitting the application. A five-year-old certificate will not be accepted.

  Calling PSI for a Wisconsin score

  Wisconsin real estate uses Pearson VUE under handbook #095000 at $65. PSI serves Illinois and Michigan, not Wisconsin.

DSPS / Form 3036 recognizes a reciprocal path with Illinois and Indiana for broker applicants who currently hold a broker license there. Otherwise, salesperson endorsement requires a license in another state within the past two years plus the 13-hour Wisconsin course (or 10 semester credits). Check DSPS's reciprocal-agreement text under § 452.05(3) before assuming any other state qualifies. Endorsement does not waive the Pearson exam unless DSPS says so.

Wisconsin vs neighboring states

Hours are the pre-license total printed in each guide; states that count credits or named courses show “See guide.” Published state fees add the application, exam, initial-license, and fingerprint amounts the guide can cite — tuition is not included.

Does Wisconsin issue a salesperson license?

Yes. Broker is a later license under § 452.09(4): two years of salesperson practice in the last four, plus 40 experience points on Form 3036, plus broker education and the Pearson broker exam (3.25 hours, 100 scored + pretest, $65, scaled 75).

How many pre-license hours?

According to the DSPS salesperson page: a Board-approved 72-hour program within four years (REEB 25.033), or 10 semester credits. Endorsement applicants without reciprocity take a 13-hour Wisconsin salesperson course. This matches the DSPS page and the Pearson handbook.

Is the exam PSI with 80 national and 40 state?

No. Per Pearson VUE handbook #095000: 140 scored + 5–10 pretest items, 4 hours, scaled 75, $65. Topics are mixed together. Illinois-style PSI splits do not apply, and the exam is not offered on OnVUE.

When do I renew, and how much?

December 14 of each even-numbered year (Wis. Stat. § 440.08(2)), even if you were first licensed a month earlier. Per the RDAF PDF: $75 renewal, or $100 with late fee. CE is 18 hours (12 mandatory + 6 elective), with a one-cycle exemption if originally issued after October 1 of an even year.

I hold an Illinois salesperson license. Do I take 72 hours?

On the endorsement path, you take the 13-hour Wisconsin salesperson course (or 10 semester credits) if you held a salesperson license in another state within the past two years, unless a reciprocal agreement says otherwise. Confirm with DSPS. The Illinois and Indiana boxes on Form 3036 are for broker licenses.

Is scaled 75 the same as 75 percent?

No. According to the handbook's score explanation, equating puts scores on a 0–100 scale. 75 is the DSPS cut score on that scale, not 75 percent of 140 items. Numeric scores are reported only to candidates who fail.

What does the original license cost?

The DSPS Initial Fee Changes PDF lists $60 for Real Estate Salesperson (94). Confirm the current total in LicensE, because fee studies can change it. Form 3217 may reduce the initial credential fee by 10% for qualifying AGI. Pearson charges a separate $65.

What Wisconsin-specific topics are scored?

WB approved forms (the listing and offer forms), the Marital Property Act, Wisconsin transfer fee math, multiple representation with/without designated agency, ATCP 134 residential rental practices, shoreland/wetland and farmland-preservation rules, and trust-account rules under ch. REEB 18. This exam is not interchangeable with the Illinois PSI exam or Indiana's broker-entry Pearson 091500 exam.
