Wisconsin Real Estate Salesperson License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Within four years of the DSPS application. Illinois 75-hour IDFPR course is not the Wisconsin 72.

   Form 812 firm association to practice. Form 813 if nonresident. Form 2252 if needed.

   Renew by December 14 of each even year

   18 hours CE: 12 mandatory + 6 elective. Originals issued after October 1 of an even year skip CE for that one cycle only.

Identification

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Wisconsin residency is not independently required. Nonresidents file Form 813 irrevocable consent. Endorsement: salesperson license in another state within the past two years plus the 13-hour Wisconsin course (or 10 semester credits), not the full 72.

Qualifying education

Live DSPS salesperson page + Wis. Stat. § 452.09(2)(a) + REEB 25.033 (fetched 2026-09-02): Board-approved 72-hour pre-license program within four years before submitting the application for licensure, OR 10 academic semester credits in real estate or real-estate-related law from an accredited institution of higher education (quarter hour = 2/3 semester hour). REEB 25.033 names the topical program (real property; real estate business; brokerage and agency including multiple representation with/without designated agency; listing agreements under REEB 16; interests in real estate including condominiums, time-shares, homestead; legal descriptions; and the remaining statutory topics through the section). Out-of-state without reciprocity: 13-hour Wisconsin salesperson course (REEB 25.038), not 72. Wisconsin-licensed attorneys have a statutory path under the handbook — confirm live DSPS rather than assuming a full waiver. Illinois 75-hour IDFPR course is not this 72.

Education or filing deadline

Education within four years of the application. License application within one year of passing Pearson. Renewal every even-year December 14 regardless of original-issue month, with a one-cycle CE exemption if originally issued after October 1 of an even year.

Character review

Act 288 felony-conviction requirements plus Form 2252 convictions and pending charges. Disclose. Non-disclosure is independently disqualifying.

As DSPS currently names in LicensE / Act 288. Do not skip Form 2252 because Pearson already let you sit.

Experience

No licensed experience is required for the salesperson license. Broker later requires practice as a licensed salesperson under a supervising broker for at least two years within the last four years plus 40 documented experience points on Form 3036.

Broker affiliation

A Wisconsin salesperson practices in association with a licensed firm / supervising broker. File Form 812 Notice of Licensee Association with Firm. Form 766 terminates that association. You do not practice as a floating salesperson.

Pearson $65 per sitting. Scaled 75, not 75 percent of 140. Test-center only. Apply for the license within one year of passing. Confirm live retake, no-show, and exam-security rules in handbook 095000. Illinois PSI scores do not convert.

DSPS / Form 3036 language recognizes a reciprocal path with Illinois and Indiana for broker applicants who currently hold a broker license there. Salesperson endorsement otherwise: license in another state within the past two years plus the 13-hour Wisconsin course (or 10 semester credits). Confirm live DSPS reciprocal-agreement text under § 452.05(3) before treating any third state as automatic. This is not a waived Pearson sitting unless DSPS says so.

Does Wisconsin issue a salesperson license?

Yes. Broker is a later credential under § 452.09(4): two years of salesperson practice in the last four plus 40 experience points on Form 3036 plus broker education and the Pearson broker paper (3.25 hours, 100 scored + pretest, $65, scaled 75).

When do I renew, and how much?

I hold an Illinois salesperson license. Do I take 72 hours?

Endorsement path: 13-hour Wisconsin salesperson course (or 10 semester credits) if you held a salesperson license in another state within the past two years, unless a reciprocal agreement says otherwise. Confirm DSPS. Form 3036's IL/IN boxes are for broker credentials.

Is scaled 75 the same as 75 percent?

No. Handbook score explanation: equating puts scores on a 0–100 scale. 75 is the DSPS cut on that scale, not 75 percent of 140 items. Numeric scores only to failures.

What does the original license cost?

What is scored Wisconsin, not NAR trivia?

WB approved forms (listing and offer family), Marital Property Act, Wisconsin transfer fee math, multiple representation with/without designated agency, ATCP 134 residential rental practices, shoreland/wetland and farmland-preservation overlays, and trust-account rules under ch. REEB 18. This paper cannot be renamed to Illinois PSI or Indiana's broker-entry Pearson 091500.
