The August 2025 Guide to Real Estate Licensing sets out the education requirements: Course I before the exam, and Courses II and III before the broker files on PULSE. Wisconsin licensees use a 13-hour reciprocity course; Wisconsin's 72 hours do not count as Course I.

PSI's exam has 80 national items in 2.5 hours and 50 Minnesota items in 1.5 hours, with 75% correct required on each, for $68 combo. 75% of 50 is 37.5; the bulletin does not publish a raw cut of 37 or 38. Apply within one year of passing. The $100 initial fee plus the $10 technology surcharge includes $30 for the Recovery Fund. You do not file the salesperson application; your broker does.

The broker license requires a 30-hour course, three years in five or a named waiver, the PSI broker exam (75 items/80 points + 60 state items), a Dual Application, a trust-account notice, and $180 plus surcharge. South Dakota's broker associate license, Iowa's 60 hours plus three live 12-hour courses, and Wisconsin's 72 hours are useful for comparison, but Minnesota has its own rules: Course I is required before the exam, the broker files on PULSE, and Torrens is on the exam.
