What to know first

Missouri splits prelicensing into two named courses and then kills the file on a six-month fuse measured from the first one. The Missouri Real Estate Commission’s Examination and Licensure Eligibility Requirements PDF (live on pr.mo.gov, fetched 2026-09-02) and the PSI Missouri Real Estate Candidate Handbook (7/18/2024; test-takers.psiexams.com/more; (888) 818-5829) want the same three facts: a 48-hour pre-exam salesperson course from an accredited Missouri school on or before the exam date, both portions of the PSI salesperson examination, and the 24-hour Missouri Real Estate Practice course (MREP) before you submit the license application. MREP may be taken before or after the exam, but it must be taken after the 48-hour course. The complete application must be submitted within six months of the 48-hour completion date — not six months from passing, not six months from MREP. Finish the 48 in January, pass in March, take MREP in July, and file in August, and the fuse has already blown.

PSI is the vendor. MREC’s live examination-fees page and the handbook both print $52 whether you sit both portions, state only, or national only, salesperson or broker. The fee is not refundable. Registration fees expire after one year of registering. The handbook Examination Summary Table is the item-count document: Salesperson National 100 questions (100 points) at 70% in 150 minutes; Salesperson State 40 questions (40 points) at 75% in 120 minutes. Experimental 5 to 10 items may be administered; they are not scored but they do count against examination time — unlike Connecticut’s PSI clock. Remote proctored sittings exist; launch within 30 minutes of the booked time and start within 15 or the fee is gone. Test-center no-show or more than 15 minutes late forfeits $52.

Fingerprints are before application, not after. Register at MACHS (machs.mo.gov) with MREC’s four-digit number 0004, then IDEMIA / IdentoGO. MREC’s how-to page publishes $40.50 total — IDEMIA $8.50, Missouri State Highway Patrol $20.00, FBI $12.00. MREC receives none of it. Photo ID: valid driver’s license, military ID, or passport. A print taken under a different agency’s MACHS number will not post to MREC. Original issuance under 20 CSR 2250-5.020 is a $50 application fee plus a $50 salesperson original-issuance fee ($100). Attorneys: education waived; still both exam portions; apply within six months of the first passing score. Out-of-state licensees sit the state portion only (schedule Salesperson Licensed in another State Examination), complete MREP, and produce a license-history certification issued within three months — a copy of the license is not acceptable. Kansas uses a different pre-exam / practice split. Illinois is 75 hours. Arkansas is 60. Iowa’s tell is 12+12+12 live. Missouri is the 48-then-MREP, six-month-from-the-48, PSI $52, 100-at-70 plus 40-at-75, MACHS-0004, $40.50-fingerprint jurisdiction on that map.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Complete the 48-hour pre-exam salesperson course

    Accredited Missouri school. This date starts the six-month application fuse. Certificate must be dated on or before the PSI sitting.

  2. Sit PSI ($52): 100 national at 70% / 150 min + 40 state at 75% / 120 min

    Not Pearson. Remote or test center. Attorneys sit both portions with education waived. Out-of-state: state only.

  3. Complete 24-hour MREP (after the 48, before or after the exam)

    Required before the license application. Out-of-state candidates complete MREP too. Do not take MREP before the 48.

  4. MACHS 0004 / IDEMIA fingerprints ($40.50), then apply ($50+$50) within six months of the 48-hour date

    Wrong MACHS number will not post. Broker affiliation to practice on active status. Salesperson renewal is September 30 even years at $65 plus 12-hour CE (3-hour Fair Housing core for 2026–2028).

Education and eligibility

Identification
A Social Security number is required. An ITIN is not confirmed as a substitute.
Residency and identification
Age 18. Missouri residency is not independently required. Out-of-state applicants with a current active license sit the state portion only (Salesperson Licensed in another State Examination), complete MREP, and submit a license-history certification issued within three months (a photocopy of the license is not acceptable). Apply within six months of passing the exam on that path. Attorneys: education waived; still both portions; apply within six months of the first passing score; attach a current Bar card.
Qualifying education
48-hour Salesperson Pre-Examination Course from an accredited Missouri school, certificate dated on or before the exam date (20 CSR 2250-3.010(4)(A)1; Eligibility Requirements PDF). 24-hour MREP after the 48-hour course, before or after the exam, and before the license application. Complete application within six months of the 48-hour completion date (the CSR measures six months to the USPS / common-carrier receipt date or hand-delivery). Attorneys: both courses waived; still both exam portions. Out-of-state: MREP plus state portion; the 48 is not required on that row. Schools upload 48-hour rosters to PSI; MREP completions are emailed to MREC each business day — do not invent a “wait for the school to call PSI” delay past the six-month fuse.
Education or filing deadline
Six months from the 48-hour completion date to submit a complete application (including MREP, both passing scores, and MACHS 0004). PSI registration fee expires one year after you pay. Out-of-state / attorney path: six months from passing (from the first passing score if the portions split).
Character review
Character and fitness are reviewed with MACHS/FBI results. Disclose convictions. Non-disclosure is independently disqualifying. MREC publishes a Criminal Convictions PDF on the application-forms row.
Background process
MACHS 0004 then IDEMIA, $40.50 as MREC currently publishes. Fingerprint before you apply; MREC will not license on a missing 0004 hit.
Experience
No licensed experience for salesperson. Broker later requires a current and active Missouri salesperson license for at least 24 of the last 30 months immediately preceding the broker application, plus a 48-hour broker pre-exam course.
Broker affiliation
A Missouri salesperson practices under a licensed broker. Inactive status, if used, still follows MREC renewal rules (salesperson inactive renewal is on the $65 row). You cannot transfer from one broker to another through the online renewal process. Transfer is a separate MREC filing. The salesperson license cannot issue as a one-person firm — that is a broker product.

Fingerprints

Before application. Register at the Missouri Automated Criminal History Site (MACHS, machs.mo.gov) with MREC registration number 0004, then IDEMIA / IdentoGO. Individuals without internet: 1-844-543-9712. Photo ID: valid driver’s license, military ID, or passport. Appointments take precedence over walk-ins. MREC-published fee $40.50 (IDEMIA $8.50 / MSHP $20.00 / FBI $12.00). MREC receives none of that fee. A print under a different agency’s MACHS number will not post to MREC. All original applicants — including attorneys and out-of-state — fingerprint.
CE / renewal

20 CSR 2250-10.100 and live CE page: 12 hours during the two-year period, at least 3 hours in a Commission-identified core. 2026–2028 core is Fair Housing — if you take only one core, it must be Fair Housing; you may take all 12 as core. Balance may be core or elective. CE must be on file before online renewal; schools have 10 days to report. Non-preapproved (ICE) credit for salespersons: deadline June 30, 2026 for the current cycle. Inactive licensees still follow MREC renewal rules; confirm live whether inactive CE is waived rather than assuming a South Carolina-style inactive exemption.

Recovery fund

Missouri Real Estate Recovery Fund under Chapter 339, RSMo. A statutory consumer-protection account for eligible losses caused by licensed misconduct. Filing a claim does not guarantee payment. 20 CSR 2250-5.020 does not itemize a separate per-license recovery add-on next to the $50+$50 original the way Connecticut prints $20. Confirm live assessment and cap rules on MREC / Chapter 339 pages rather than inventing a blog dollar. It is not E&O.

Mistakes that delay applicants

  • Measuring the six months from the PSI pass or from MREP

    The fuse starts on the 48-hour completion date. CSR 2250-3.010 measures to receipt. File late and the 48 is dead.

  • Taking MREP before the 48-hour course

    Eligibility PDF: MREP must be taken AFTER successful completion of the 48. Reverse order voids MREP.

  • Reading state 75% as national 70%, or as Connecticut’s 70% on 80+35

    Missouri salesperson national is 100 at 70% in 150 minutes; state is 40 at 75% in 120 minutes. Two cuts. Experimental items eat this clock.

  • Fingerprinting after you apply, or under the wrong MACHS number

    0004 before application. A CWP print, a Kansas print, or a 0005 print will not post. $40.50 is not MREC’s invoice.

  • Sitting Pearson, or treating $52 as a one-portion-only first-sitting discount

    PSI. $52 whether one portion or both. Pearson is Indiana / Oklahoma / Maine, not this file.

  • Attaching a photocopy of an Illinois or Kansas license as the history certification

    Certification issued within three months from the other commission. A copy of the license is not acceptable.

  • Banking Kansas’s split or Illinois’s 75 as Missouri’s 48+MREP

    Different hour names, different fuse, different state cut. Out-of-state still does MREP plus the Missouri state paper.

  • Renewing on June 30 as a salesperson, or treating online-renewal confirmation as a 2028 wall hanging

    Salespersons are September 30. Brokers are June 30. Confirmation means received, not issued — the broker must also renew. Verify Licensee Search.

  • Skipping the Fair Housing core because you already sat a 12-hour elective package

    2026–2028 core is Fair Housing. If you take only one core, it must be that course. CE must be on file before you click renew; schools have 10 days to report.

  • Waiting until September 29 to take CE

    Schools have 10 days to furnish completions. Online renewal will not open on a missing CE hit. ICE (non-preapproved) salesperson deadline is June 30, 2026.

Does confirmation of online renewal mean I am renewed?
No. MREC: confirmation means the renewal was received. The license is not issued until the broker (or entity and designated broker) has also renewed. Verify the expiration date changed to 2028 on Licensee Search.
Can I transfer brokers during online renewal?
No. Online renewal cannot transfer and cannot change status. Transfer is a separate filing.
What is MREP versus the 48?
The 48 is pre-exam. MREP is the 24-hour Missouri Real Estate Practice course, taken after the 48, required before the application, and it does not replace either PSI portion. Taking MREP first is how people void the 48.
