Connecticut Real Estate Salesperson License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Complete the 60-hour DCP-approved Principles and Practices course

   Not a Massachusetts 40 or a New York 77. Certificate goes on the DCP examination application.

   Apply at DCP ($80); wait for PSI instructions

   Broker supervision is not required to sit. Do not book PSI before DCP forwards your name.

   Sit PSI ($59): 80 national / 120 min + 35 state / 45 min at 70%

   Both portions inside one year of eligibility. Retake $51. Remote since 5/14/25. West Hartford or Milford, or a Massachusetts PSI center.

   Activate under a CT licensed broker ($590) within two years of the last passed portion

   May 31 even-year expiration regardless of issue date. Calendar the February 28 CE deadline (12 hours: 3-hour 2028 CT REAL ESTATE LICENSE LAW + 9 elective) unless you are in the exam-pass exemption window.

Identification

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Age 18. Connecticut residency is not independently required on the live Initial/Exam page. Reciprocal applicants who hold an active license in good standing issued by examination in a DCP reciprocal state file the Reciprocal Application ($670 salesperson: $80 + $570 + $20 Guaranty Fund). Florida, Illinois, Indiana, Ohio, or any reciprocal-state applicant who has not taken that state’s licensing examination, sit the Connecticut state portion at PSI after DCP approval. Certification of license history must come directly from the reciprocal state and confirm the license was issued by examination; certifications from every other state of licensure are also required. Supervising broker for a reciprocal salesperson must hold an active Connecticut broker license.

Qualifying education

Live DCP Initial/Exam page: Connecticut pre-license 60-hour Real Estate Principles and Practices course from a DCP-approved school (course list linked from that page). This is not Massachusetts’ 40, not Rhode Island’s 45, not New York’s 77. A 60-hour course approved only in Rhode Island will not post. Broker supervision is not required to take the course or the exam. The 60 is original salesperson education; it is also one of the named broker prelicense blocks later. Course completion certificate is uploaded with the $80 DCP examination application. DCP then forwards the name to PSI.

Education or filing deadline

Unlimited PSI attempts for up to one year from DCP eligibility. Both portions inside that year or reapply. After both portions, two years from the most recently passed portion to activate ($590 under a CT broker). Exam results do not warehouse past that two-year fuse.

Character review

Character and fitness are reviewed on the DCP application. Disclose convictions and out-of-state discipline. Non-disclosure is independently disqualifying.

Background process

Live DCP Initial/Exam page does not name a fingerprint vendor. Complete whatever background questions the current eLicense application asks. Do not invent IdentoGO.

Experience

No licensed experience for salesperson. Affiliation with a CT licensed broker is required to activate and to practice. Broker later: at least three years as a CT salesperson, 1,500 hours including no fewer than four real estate transactions in those three years, plus the named broker courses.

Broker affiliation

Broker supervision is not required to take the examination (live DCP Initial/Exam page). To activate the license you must be supervised by a CT licensed broker and pay the $590.00 license fee. A salesperson practices only under that broker. Inactive salespersons are not eligible to renew — DCP renewal page: have a sponsoring broker before the May 31 even-year cycle or the file stalls.

First sitting $59 for both portions whether you sit one or both. Retakes $51 for both or $51 for one (bulletin). Unlimited attempts inside one year of DCP eligibility. Both portions must still be passed inside that year. Cannot schedule a new appointment the same day you sat — a Wednesday fail can call Thursday and retest as soon as Friday if seats exist. Cancel 2 days out or forfeit. No-show, late, or missing ID forfeits the fee. Remote: no breaks; start within the launch window. Walk-ins are not a PSI product.

  Booking PSI before DCP eligibility posts

  DCP forwards the name. PSI then emails registration instructions. A $59 sitting without eligibility is a donation.

  Connecticut salesperson is a raw 70% on each portion: 56 of 80 national, 25 of 35 state. Broker is 75% on a different paper. PSI experimental items do not eat the 165-minute clock.

Prerequisites: active license in good standing in a reciprocal state; passed that state’s licensing examination at the time of obtaining the license; salesperson’s supervising broker must hold an active Connecticut broker license. Florida, Illinois, Indiana, Ohio, or any applicant who has not taken the real estate licensing examination in a reciprocal state, sit the Connecticut state portion at PSI after DCP approval. Required: certification of license history received directly from the reciprocal state confirming issuance by examination, plus certifications from every other state of licensure. How many prelicense hours?

Sixty hours of a Connecticut-approved Real Estate Principles and Practices course (live DCP Initial/Exam page). Not Massachusetts 40, not Rhode Island 45, not New York 77.

Is the exam Pearson?

No. PSI. Handbook at test-takers.psiexams.com/ctre, (855) 746-8171. DCP approval first. Remote proctoring effective 5/14/25. Pearson will not produce a Connecticut score.

What is the sitting?

Salesperson: 80 national / 120 minutes and 35 Connecticut / 45 minutes, 70% on each (56 of 80 and 25 of 35). Combined 165 minutes. First sitting $59 both portions; retake $51. Experimental 5–10 unscored, time not counted. Broker is 75% on a different paper.

Do I need a broker to sit?

No. Live DCP page: broker supervision is not required to take the examination. You do need a CT licensed broker to activate ($590) and to practice.

What does the original cost?

DCP $80 application + PSI $59 first sitting + $590 activation. Reciprocal salesperson is a different $670 cart ($80+$570+$20 Guaranty Fund). Renewal $578 even years. Application and initialLicense in this object are sequential, not stacked as $670 on an original file.

When does the license expire?

May 31 of every even-numbered year, including the first cycle after issuance (full renewal fee). CE is due February 28 of that even year — 90 days before renewal. Brokers expire November 30 even years with an August 31 CE deadline.

What CE applies?

12 credit hours per two-year cycle: one 3-hour mandatory course currently titled 2028 CT REAL ESTATE LICENSE LAW, plus 9 elective hours, all CT-approved. Alternative: pass the 40-question Connecticut CE Examination at PSI (specify the 40-question exam). Reciprocal licensees still do CT CE — reciprocity obtains the license, it does not maintain it. Exam-pass exemption: no CE if you passed a CT licensing exam between March 1, 2026 and February 28, 2028. Reinstatement or full reciprocity on or after January 1, 2028 also skips that cycle’s CE.

What if I miss the February 28 CE deadline?

Late-CE (not the same as the $57 renewal late fee): $315 if finished March 1–April 30; $625 if May 1–June 30. Failure to complete may also bring civil fines and suspension or revocation. Keep certificates four years for audit.

How long are scores good?

Both portions inside one year of DCP eligibility. Then two years from the most recently passed portion to activate. Miss either fuse and you reapply.

Can I test remotely?

Yes, effective 5/14/25. Bulletin: select Test Center or Remote Proctored. Remote sittings have no breaks. If you cannot sit without a break, book a test center. West Hartford and Milford are the in-state centers in the bulletin.

Does Connecticut fingerprint original salespersons?

The live Initial/Exam page does not name a fingerprint vendor or dollar. Do not invent IdentoGO. Disclose convictions on the application.

I am licensed in Massachusetts. Is that automatic?

No. Reciprocity is a DCP reciprocal-state product with a live list, certifications of license history issued by examination, and a $670 salesperson cart. Some reciprocal-state files (Florida, Illinois, Indiana, Ohio, or no exam in the other state) still sit the Connecticut state portion. Massachusetts CE does not satisfy Connecticut CE.
