What to know first
Connecticut broker is not a second 60-hour salesperson course with a new title. The live DCP Real Estate Broker — Initial/Exam page (fetched 2026-09-02) wants age 18, active engagement as a real estate salesperson in Connecticut for at least three years, the original 60-hour Principles and Practices, a 15-hour Real Estate Brokerage Principles and Practices, a 15-hour Legal Compliance, and either two 15-hour pre-license electives, one 30-hour pre-license course, or evidence of 20 real estate transactions in the previous five years. It also wants 1,500 hours as a licensed salesperson under a Connecticut broker, including no fewer than four real estate transactions, during the three years immediately preceding the application. A transaction is a legal transfer of real estate or execution of a lease agreement.
DCP application $120. PSI first sitting still $59 (bulletin: same fee table as salesperson). Broker cut is 75%, not 70%. New York broker is 45 hours plus two years. Massachusetts broker is 40 hours plus three years. Rhode Island broker is 90 hours (45+45) plus two years. Connecticut broker is three years plus 1,500 hours plus four deals plus 60+15+15+30 (or 20 transactions in lieu of the 30), PSI at 75%, $1,150 to hang.

Reciprocal brokers: active license by examination in a DCP reciprocal state; Florida / Illinois / Indiana / Ohio (or no exam in the other state) sit the Connecticut state portion. Reciprocal broker cart $1,270.

- Do I retake the 60-hour Principles?
- It is a named broker prerequisite. If you already completed the DCP-approved 60 as a salesperson, that certificate is the one the broker page lists — do not substitute a foreign 60.
- What is the 20-transaction substitute?
- In lieu of the two 15-hour electives or one 30-hour pre-license course: 20 real estate transactions in the previous five years, on DCP’s Transactions Form. A transaction is a legal transfer or a lease execution. It does not waive the 15-hour Brokerage or 15-hour Legal Compliance, and it does not waive 1,500 hours / four deals in three years.
- When do brokers expire?
- November 30 of every even-numbered year. CE by August 31. Renewal $758; late $75. Salespersons are May 31 / February 28 / $578 — do not mix the calendars.
- Can I practice as an LLC on my individual broker license?
