What to know first

Louisiana will not let you substitute the 30. The live LREC Become Licensed — Salesperson page (fetched 2026-09-02) prints the original-file bible in six bullets: age 18, high school diploma or GED, proof of successful completion of ninety (90) hours of real estate education in courses approved by the LREC, application procedures, the salesperson licensing examination, and supervision by a licensed real estate broker plus proof of errors and omissions insurance prior to issuance. The live Pre-licensing Education for Salespeople page is the hour bible: the salesperson pre-licensing educational requirement is 90 hours; salesperson hours must cover real estate principles/practices, the Louisiana Real Estate License Law, Commission Rules/Regulations, Law of Agency, and Civil Law pertaining to real estate; no substitution will be allowed for the 30-hour portion of that 90-hour requirement. Character review: Character is reviewed after IdentoGO posts. La. R.S. 37:1437: convictions for forgery, embezzlement, obtaining money under false pretenses, larceny, extortion, conspiracy to defraud, theft, or a felony the Commission finds directly related to real estate activity, and a false statement of material fact on the application, may themselves refuse a license. Disclose. Non-disclosure is independently disqualifying. The 30-hour civil-law block is education, not a character waiver.
Background process: Complete the fingerprint-based criminal history review through the link on lrec.gov (IdentoGO / LSP + FBI). Pearson passing does not skip IdentoGO. Results live one year.
Experience: No licensed experience for salesperson. A sponsoring broker and E&O are required to issue an active hanging, not to sit Pearson. Broker later: four years actively licensed in any jurisdiction with two of the four immediately preceding, plus a second 150 hours.
Broker affiliation: Live salesperson page: you must be supervised by a licensed real estate broker and provide proof of errors and omissions insurance prior to license issuance. A salesperson practices only under that broker. Inactive issuance (Request to Issue License in the Inactive Status) is how people without a broker or without E&O actually sit on the wall hanging. How Louisiana is different

Texas: 180-hour sales agent, TREC then Pearson. Mississippi: 60 hours, resident-when-applying, PSI. Arkansas: 60 hours with 30 in principles. Oklahoma: 90-hour provisional sales associate. Louisiana: 90 including 30 Louisiana law / agency / civil law with no substitution, LREC then Pearson 80/150 min + 55/90 min at scaled 70, IdentoGO $60.75, mandatory E&O, 45-hour post-license in 180 days, 12-hour CE by December 31 (2026 mandatory: Transparency, Technology, and Trust).

Frequently asked questions

How many prelicense hours, and can I substitute a generic 90?: Ninety hours of LREC-approved education (live salesperson page and live pre-licensing-education page, fetched 2026-09-02). No substitution for the 30-hour portion covering Louisiana Real Estate License Law, Commission Rules/Regulations, Law of Agency, and Civil Law pertaining to real estate. A Texas or Mississippi 90 will not post for that 30.
What is the named salesperson course?: Chapter 53 §5331: Real Estate 101 — a 90-hour salesperson course covering principles and practices, Louisiana license law, Commission rules, agency, and civil law pertaining to real estate. Distance must be Internet-based, ARELLO-approved for delivery, and Commission-approved for content. A course final is required.
Do I book Pearson before LREC?: No. Handbook 091900: complete education, file with LREC, wait for the authorization email from Pearson. Walk-ins do not exist. Booking before ATT is a donation.
What is the sitting?: Sales combo LARESCO1: 135 scored + 10–15 pretest in 240 minutes, $81 first / $96 repeat. Split: national 80 scored / 150 minutes / $42; state 55 scored / 90 minutes / $39. Scaled 70 on each portion. Numeric scores print only for failures. Civil law 13–15 and agency 13–15 dominate the 55-item state paper.
Is the cut a raw 70 percent (56 of 80)?: No. It is a scaled 70 on each portion (0–100). Handbook: the scaled score is neither the number nor the percentage of questions answered correctly. Broker is scaled 75.
Is E&O optional?: No. Live salesperson page and La. R.S. 37:1466: proof of E&O is required before issuance of an active license. Live FAQ: LREC group policy or Independent E&O Coverage form plus declarations page. Inactive licensees do not prove E&O to renew inactive.
How much is IdentoGO?: Live LREC FAQ: Livescan $60.75; out-of-state IdentoGO office $95.74; mailed cards $55.75. Results live one year. Current licensees do not reprint to renew; upgrades to broker do.

When do I renew, and what CE applies?: Annual. Timely August 1–September 30; expire December 31 (live Renewal Season and §1442). 12 hours of CE by December 31 including the named mandatory topic — 2026: Transparency, Technology, and Trust (all active licensees); brokers and associate brokers also take Broker Leadership & Compliance. You may renew before finishing CE; missing December 31 CE is a violation and a fine. Initial year still owes 12 hours plus the 45-hour post-license inside 180 days.
What is post-license versus CE?: Live post-licensing page: post-license is a one-time 45-hour requirement with an exam on course content, due within 180 days of the initial license date. CE is the annual 12. In the year completed, post-license may satisfy a portion of the 12 (statute: eight hours) but shall not satisfy the mandatory topic. Transfer to inactive inside 180 days pauses post-license until you return to active.
I am licensed in Texas. Is that automatic?: No. Partial education credit is an Education Division review before you file. The 30-hour civil-law block is never waived. National-portion exam waiver is possible for an equivalent exam passed within five years on an unexpired license; the 55-item Louisiana state paper is still required. Reciprocal is the live LREC checklist, not a NAR compact.
Can prelicense be online?: Yes, under conditions on the live pre-licensing-education page: Internet-based, LREC state-certified school, ARELLO-approved for delivery, Commission-approved for content, with a course final. Correspondence that is not that product does not post.
