What to know first
A Louisiana broker license is not a weekend add-on to the salesperson 90. The live LREC Become Licensed — Broker page (fetched 2026-09-02) wants four years as an active real estate licensee, with two of the four occurring immediately preceding submission of a broker license application; high school or GED; 150 classroom hours or its equivalent in courses specified and approved by the LREC; the broker examination; IdentoGO; and proof of mandatory E&O before issuance. Certified license history must list active/inactive status (a Louisiana history is not required if you were previously or currently licensed in Louisiana). The live Pre-licensing Education for Brokers page is the hour bible: 150 hours; no substitution for Real Estate 202, the 30-hour course covering Louisiana Real Estate License Law, Commission Rules/Regulations, Law of Agency, and Civil Law pertaining to real estate. Live FAQ on that page: licensed salespersons must complete an additional 150 hours — the salesperson 90 does not count toward the 150. That additional 150 must include a mandatory thirty-hour broker responsibility course or its equivalent (Real Estate 203). Up to 120 out-of-state hours may credit; at least 30 must still be the Louisiana-law / agency / civil-law course.
Pearson handbook 091900 puts the same sitting machine on a harder cut. Broker combo LAREBCO1: 135 scored + 10–15 pretest / 240 minutes / $81 first / $96 repeat. National LAREBNA2: 80/150 minutes / $42. State LAREBST3: 55/90 minutes / $39. Scaled 75 on each portion — not the salesperson 70. The 55-item state outline is the same civil-law and agency paper; brokers fail it by treating redhibition as optional. IdentoGO is required even if you already hold a Louisiana salesperson license (live FAQ: current salespersons upgrading to broker reprint). La. R.S. 37:1443 numbers the individual broker initial license at $120 and active broker renewal at $70; live FAQ cart is $112 with third-party E&O or $254 with LREC group E&O. An independent broker may practice on the individual hanging; a corporation, partnership, or LLC needs its own broker license (live Broker Company section). Texas broker SAE and a Mississippi MREC grid do not contain Louisiana 202 or 203.
Texas broker: additional hours and a multi-year point log. Mississippi broker: MREC's own grid. Arkansas broker: a Commission-developed broker course within 36 months. Louisiana broker: additional 150 including Real Estate 202 and 203, four years with two immediately preceding, Pearson scaled 75, still no substitute for civil law.
Your path to the license
Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.
-
Document four years licensed, two immediately preceding
Official history, active vs inactive, ≤3 months old. Do this before paying for the additional 150.
-
Complete additional 150 hours including Real Estate 202 and Real Estate 203
Salesperson 90 is not the 150. 202 is the 30-hour civil-law wall (no substitution). 203 is named Broker Responsibilities.
-
LREC broker authorization, then Pearson at scaled 75
Same 135/240 combo, harder cut. Fresh IdentoGO even if already a Louisiana salesperson.
-
E&O, and firm filings if you will sponsor or practice through an entity
Independent broker on the individual hanging; company needs its own broker license. 45-hour post-license in 180 days. 2026 CE: Transparency, Technology, and Trust plus Broker Leadership & Compliance.
Education and eligibility
- Minimum age
- 18 years old
- Identification
- A Social Security number is required. An ITIN is not confirmed as a substitute.
- Residency and identification
- Live broker page: licensed as an active real estate licensee for four years, with two of the four years occurring immediately preceding submission of a broker license application. Official license history with active/inactive breakdown, not older than three months (handbook). Reciprocal / out-of-state: same 30-hour civil-law wall; LREC may accept an equivalent for Real Estate 203 only.
- Qualifying education
- Live broker pre-licensing-education page (fetched 2026-09-02): 150 hours. Live FAQ: the salesperson 90 does not count — complete an additional 150. Chapter 53 §5331 names the broker stack: Real Estate 201 (90-hour basic fundamentals), Real Estate 202 (30-hour Louisiana license law, rules, agency, civil law, ethics — no substitution), Real Estate 203 (mandatory 30-hour broker responsibilities). LREC may accept an out-of-state equivalent for 203 only. Up to 120 out-of-state hours may credit; at least 30 must still be the Louisiana civil-law / agency course. Remaining hours may include a review of principles, designation courses, commercial brokerage, appraisal. Course finals required. Distance: ARELLO + LREC. College transcripts to Education before you file.
- Education or filing deadline
- Same one-year Pearson authorization and one-year score life. Out-of-state course review must finish before you file. Initial brokers also owe 45-hour post-license inside 180 days (§1437(1)(c)).
- Character review
- Same LREC character review. A broker file with undisclosed discipline in another state stalls in Education review before Pearson ever sees it. IdentoGO again on upgrade.
- Background process
- IdentoGO / LSP-FBI through the LREC link, even if already a Louisiana salesperson.
- Experience
- Actively licensed in any state/jurisdiction for at least four years, with two of the four immediately preceding submission of the broker application (live broker page and handbook 091900)
- Broker affiliation
- A Louisiana broker license is what lets you qualify a firm and sponsor salespersons. Associate broker is a licensed broker exclusively affiliated with another broker. Independent brokers practice on the individual hanging; a company (corporation, partnership, LLC) must also be issued a Louisiana real estate license (live Broker Company section). E&O still required. Qualifying broker is the designated individual for an entity.
Documents to prepare
- Official license history with active/inactive breakdown (≤3 months old at filing)
- 150-hour LREC certificates including Real Estate 202 and Real Estate 203 (salesperson 90 is not this 150)
- Pearson broker scores at scaled 75
- Fresh IdentoGO result
- E&O proof
- Company filings if you will practice through an entity
The licensing exam
Same Pearson 091900 split as salesperson with a harder cut: scaled 75 national and 75 state. Broker combo LAREBCO1 $81/$96, 135 scored + 10–15 pretest, 240 minutes. National 80/150 min / $42; state 55/90 min / $39. State outline remains the September 1, 2021 55-item paper (civil law 13–15, agency 13–15, activities 13–15, licensing 7–9, Commission 4–6). National broker outline (April 1, 2025, 80 scored) shifts weight toward practice and contracts/agency relative to the salesperson paper. Out-of-state national-portion waivers follow the same five-year, unexpired-license rule; the state paper is still required. Do not sit the salesperson scaled-70 series as a broker candidate.
Pearson VUE after LREC broker authorization (handbook 091900). Same URL and phone as salesperson. Sit the broker series (LAREBCO1 / LAREBNA2 / LAREBST3), not the salesperson scaled-70 series. · Fee: $81

Same one-year / unlimited / combo $81 then $96 rules. Do not retake a passed portion. Scaled 75 is the broker cut. Do not sit LARESCO1 as a broker candidate.

Treating salesperson 90 as the 150
Live FAQ: additional 150. 203 is named. 202 is still the civil-law wall.
-
Expecting the 30-hour civil-law block to be waived because you held a Texas broker license
Up to 120 out-of-state hours. At least 30 must still be Louisiana law / agency / civil law. 203 may equivalent; 202 does not.

Entity needs its own broker license. 2026 brokers take two named mandatories inside the same 12 hours.
-
Using a salesperson 55-item outline that skips the broker-level duties you will actually be asked
Same outline, harder cut, plus you will be the qualifying broker who keeps the five-year file and the trust account.
