Mississippi Real Estate Broker License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Age 21, Mississippi resident, 12 months active salesperson (or 150 degree-program hours)

   Not the salesperson 18 / 60-hour path. Confirm which education-and-experience pair you actually qualify under.

   Finish 120 classroom hours (unless on the 150-hour degree path)

   College or MREC-approved provider. Real-estate courses only.

   Bank letter, responsible-broker letter, two photographs, $100, fingerprints

   Bulletin-required attachments. Incomplete files return.

   PSI inside two months — National 75 items/80 points at 75% and State 40 at 80% ($75)

   Two state failures = six-month wait. File closes if the window dies.

   30-hour broker post-license inside 12 months; then $150 two-year renewals with 16-hour CE

   Named escrow and supervision subjects, not the salesperson post-license list. E&O still required.

Identification

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Broker applicant must be a resident of Mississippi when the application is submitted (PSI bulletin; § 73-35-7). Reciprocal broker is a different path. Age 21, not the salesperson 18.

Qualifying education

Standard path: 120 classroom hours of real estate courses from a college/community college or Mississippi-approved pre-license provider, plus an active salesperson license for 12 months immediately preceding application. Alternate: 150 classroom hours of real-estate courses that are part of a degree-granting program at a SACS-accredited or comparable college, when the applicant does not have that one year immediately prior. College real-estate courses only; 3 semester hours ≈ 45 classroom hours. The salesperson 60 is not broker education.

Education or filing deadline

Two-month PSI window after MREC approval. Temporary broker license then starts the 12-month 30-hour broker post-license clock.

Character review

Same public-trust standard plus the bank reference letter and, if currently a salesperson, the responsible-broker letter. Two photographs (front and profile).

Background process

Same § 73-35-10 DPS/FBI fingerprint investigation as salespersons.

Experience

Active salesperson license for twelve months immediately preceding application (PSI bulletin; § 73-35-7(d)). Alternate: 150 degree-program classroom hours without that year. Reciprocal broker follows the agreement that actually exists.

Broker affiliation

A Mississippi broker license is what lets you serve as a responsible broker, employ salespersons, and hold the office trust account. The bank-reference letter is part of getting there. Partnership/association/corporation broker license is $75 original; branch office $50 (Rule 2.1).

Same two-month same-window fuse. Broker state paper: two failures then six months before re-application (salesperson wait is three months). National unlimited inside the window if state is passed. Both portions in the same eligibility period. Cancel 24 hours out.

  Two broker-state failures close the sitting for six months, not three. The two-month eligibility period still has to contain both passing scores.

  Taking the salesperson 30-hour post-license as a new broker

  § 73-35-14.5 writes different 24-hour cores. Escrow management and broker-to-licensee duties are the broker course. The salesperson list (earnest money, antitrust, property condition disclosure) is the other product.

Agreements vary. Examination waiver requires an equivalent exam and mutual privilege (Rule 1.1.G). A salesperson license from another state is not a Mississippi broker license. Contact MREC.

Is the salesperson 60 the broker education?

No. Broker is 120 classroom hours plus 12 months as an active salesperson immediately preceding, or 150 degree-program hours without that year. Age 21. Bank letter, responsible-broker letter, two photographs.

What is the broker exam cut compared with salesperson?

Broker national 75 percent (60 of 80 points on 75 items) and state 80 percent (32 of 40). Salesperson is 70/75. Two state failures wait six months for broker, three months for salesperson.

Do I still have two months after approval?

Yes. Same fuse. Both portions in the same window. File closes if you miss it.

Is the 30-hour post-license the same course salespersons take?

No. § 73-35-14.5 writes different content criteria. Broker post-license spends 24 of 30 hours on escrow, intraoffice confidentiality, broker responsibilities to licensees, office policies, broker agreements, and MREC forms.

What does the broker license cost to renew?

Rule 2.1: $150 for a two-year individual or firm broker renewal. Original application-and-one-year is $100. Late inside grace is 100%.
