LA real estate licensing guide
Louisiana
Louisiana is a civil-law 90-hour salesperson state: LREC-approved hours that must include a 30-hour Louisiana License Law / Commission rules / agency / civil-law block with no out-of-state substitution, then LREC authorization before Pearson $81 (80 national / 150 minutes + 55 Louisiana / 90 minutes at scaled 70), IdentoGO, mandatory E&O, 45-hour post-license inside 180 days, and 12-hour annual CE by December 31.

The Louisiana Real Estate Commission sits at 9071 Interline Avenue, Baton Rouge, LA 70809. Phone (225) 925-1923. Website LREC.gov. Email education@lrec.gov for out-of-state course review. Statute: La. R.S. 37:1430 et seq. Pearson VUE delivers the exam under Candidate Handbook #091900 (July 2024; exam table rev 01/2026) at pearsonvue.com/us/en/la/realestate.html, (877) 619-2096. The live Become Licensed — Salesperson and Pre-licensing Education pages fetched 2026-09-02 are the hour bible: ninety (90) hours of LREC-approved education, and no substitution for the 30-hour portion covering Louisiana Real Estate License Law, Commission Rules/Regulations, Law of Agency, and Civil Law pertaining to real estate. Chapter 53 names that salesperson product Real Estate 101. A Texas 180 or a Mississippi 60 is not that 90.
Pearson seats 80 national items in 150 minutes and 55 Louisiana items in 90 minutes at a scaled 70, $81 for the combined 240-minute first sitting (LARESCO1; $96 repeat), 10–15 pretest on the combo. Fail one section, retake only that section; do not retake a passed portion during the one-year authorization. IdentoGO Livescan is $60.75 on the live FAQ. E&O is mandatory before an active hanging issues (§1466). Original salesperson license is $45 on live §1443; the live FAQ renewal cart is $77 with third-party E&O or $219 with the LREC group policy. 45-hour post-license with exam inside 180 days. 12-hour CE by December 31 including 2026 Transparency, Technology, and Trust.
Broker is an additional 150 hours — the salesperson 90 does not count — named Real Estate 201 / 202 / 203, four years licensed with two immediately preceding, Pearson at scaled 75, IdentoGO even on upgrade. Real Estate 202 is the same 30-hour civil-law wall. Real Estate 203 is Broker Responsibilities. 2026 brokers also take Broker Leadership & Compliance inside the same 12 CE hours. Texas's 180, Mississippi's PSI 60, and Arkansas's 60-with-30-in-principles are neighbor comparisons, not Louisiana's thesis. This paper cannot be renamed to another state: lesion beyond moiety, redhibition, usufruct, and community property are scored items, not trivia.
