Mississippi

The Mississippi Real Estate Commission at LeFleur's Bluff Tower in Jackson licenses resident and nonresident salespersons and brokers and contracts with PSI for the exam. Original salesperson applicants must be bona fide Mississippi residents when that application is submitted, and at least 18 (§ 73-35-7). Education is 60 classroom hours of real estate courses from a college or an MREC-approved provider; two qualifying college real-estate courses can substitute. MREC must approve your application before PSI will schedule you. The Candidate Information Bulletin updated 10/1/2023 sets out the exam: $75 for one portion or both, salesperson national 80 items at 70 percent in 2.5 hours, state 40 items at 75 percent in 1.5 hours, both portions in the same two-month eligibility period. If you fail the state portion twice, you wait three months before re-applying.

Passing produces a temporary license, not a permanent one. § 73-35-14.5 requires a 30-hour post-license course — 24 hours in named salesperson subjects (agency, contracts, earnest money, antitrust, fair housing, ethics, property condition disclosure) — inside 12 months or the temporary license goes inactive and then expires. It cannot be renewed. Fingerprints are a Mississippi DPS and FBI check (§ 73-35-10). Active licensees carry E&O (§ 73-35-16). Rule 2.1 (rev. 2/21/2025) prices original application-and-one-year at $100 and a two-year salesperson renewal at $120. CE is 16 hours per two-year renewal (§ 73-35-18).

A Mississippi broker license has its own requirements: age 21, 120 classroom hours plus 12 months as an active salesperson immediately preceding (or 150 degree-program hours without that year), a bank reference letter, a responsible-broker letter, two photographs, PSI cuts of 75 percent national and 80 percent state, a six-month wait after two state failures, and a 30-hour broker post-license whose 24-hour core is escrow, confidentiality, and supervision. Reciprocal agreements vary by state, so check with MREC. Arkansas's 60 hours with principles and Louisiana's 90 hours including Louisiana law do not match Mississippi's 60.
