Alaska Real Estate Salesperson License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

   Not an 18-year-old Washington file.

   Pearson $115 — 80 national + 40 Alaska law, scaled 75, four hours, fail-one-retake-both

   Apply within six months: $200 + $120 + $50 recovery fund, E&O, broker hang

   Form #08-4179. Same calendar day six months later.

4. 4

   30-hour post-license within one year; affidavit + $50 or the license lapses

   In addition to 20-hour biennial CE. Expire January 31 even years.

Identification

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Alaska residency is not the tell; age 19, 40 Alaska-approved hours, and a hang under an Alaska broker are. Endorsement: active license elsewhere and work in the profession within the past six months; sit the Alaska out-of-state paper; produce either original prelicense (≤24 months) plus 6-hour Alaska-law segment, or the entire 40-hour Alaska course. License history from every jurisdiction, sent directly.

Qualifying education

Live AREC salesperson page: 40 classroom hours of approved pre-licensing education. 12 AAC 64.063(c) names the 40: licensee relationships, disclosure, and conflict of interest 6; forms of ownership 4; property law, public and private rights and limitations 4; forms of conveyances and recording of documents 4; contracts and transaction documents 8; financing instruments and accounting principles 6; Alaska real estate license law and Alaska landlord tenant law 6; federal fair housing and RESPA 2. One contact hour = 50 minutes. Certificate valid only for the 18 months immediately preceding the date of application (12 AAC 64.063(a); form #08-4179); endorsement courses 24 months. A Washington 90 is not those named Alaska-law 6 hours. After the hanging, 12 AAC 64.064: 30 hours of named PLE within one year of initial issuance — contracts and agreements 10, property management 4 (Alaska Landlord Tenant Act), licensee law 6 (consumer pamphlet, recovery fund, conflict of interest), paperwork and risk management 6 (Residential Real Property Transfer Disclosure, resale certificates, public offering statements), evaluation and pricing 2, financing to closing 2. Affidavit #08-4326 plus the post-license certification fee within 30 days after that year or the license lapses. Those 30 are in addition to 20 hours of CE (8 designated core + 12 elective) under 12 AAC 64.500.

Education or filing deadline

18 months preceding application. Exam scores valid 6 months. Post-license 30 hours due within 1 year of issuance.

Character review

Not under indictment for a felony or other crime that in the Commission’s judgment affects competent and safe practice, or for forgery, theft, extortion, conspiracy to defraud creditors, or fraud. After conviction, seven years must have lapsed since completing the sentence (AS 08.88.171). Disclose. Non-disclosure is independently disqualifying.

Experience

No licensed experience for salesperson. Affiliation with a licensed Alaska broker required. Associate broker is 22, 30 hours of broker training, 36 months active continuous experience within 60 months, broker exam.

Broker affiliation

Salesperson applicants work, by affiliation, with a licensed Alaska real estate broker (handbook A.4; form #08-4179). Inactive status exists; past 24 months inactive you re-test from the beginning (Commission FAQ).

Fail either paper and retake the entire examination. 24-hour wait. $115 each sitting. Walk-ins not available. 48-hour notice to change/cancel without penalty. Apply within six months of passing (same calendar day).

How many pre-license hours, and what is named?

Forty classroom hours. Exam fee, items, time, cut?

Pearson handbook PDF 092200 (09/2025): $115, four hours for both papers combined, scaled 75. National 80 scored + 5 pretest. Alaska law 40 scored + 5–10 pretest. Fail one paper, retake the entire examination — Alaska does not bank a passed national.

What does the hanging cost?

Form #08-4179: $200 application + $120 license + $50 recovery fund = $370 to the State of Alaska, plus Pearson, plus E&O, plus the broker hang. 12 AAC 02.360 renewal $120 plus $50 recovery again.

Post-license vs CE?

PLE: 30 named hours within one year of initial issuance (12 AAC 64.064), affidavit #08-4326 plus certification fee within 30 days after that year or the license lapses. CE: 20 hours (8 designated core + 12 elective) each even-year January 31 cycle. Cannot double-count PLE as CE.

Fingerprints?

Form #08-4179 as fetched 2026-09-02 does not print a fingerprint vendor or IdentoGO code. Character review is AS 08.88.171 (felony / forgery / theft / extortion / conspiracy to defraud / fraud; seven years after completing the sentence). Do not invent a Washington DOL print.

Endorsement?

Residential Real Property Transfer Disclosure, Common Interest Ownership Act resale certificates and public offering statements, Alaska Landlord Tenant Act, the Recovery Fund, consumer pamphlet and waiver. This paper cannot be renamed to a Washington 90.
