AK real estate licensing guide

Alaska

Alaska will not seat an 18-year-old. Entry is age 19, 40 named classroom hours (12 AAC 64.063(c): relationships 6, ownership 4, property law 4, conveyances 4, contracts 8, financing 6, Alaska license law and landlord tenant 6, fair housing/RESPA 2) valid 18 months to application, then Pearson — live AREC exam page $100, handbook PDF 092200 (09/2025) $115 — four hours for both papers at scaled 75, national 80 scored + 5 pretest, Alaska law 40 scored + 5–10 pretest. Fail one paper and retake the entire examination. Apply within six months (same calendar day) on form #08-4179 at $200+$120+$50 recovery = $370, with E&O and an Alaska-broker hang. Then 30 named PLE hours in year one (contracts 10, PM 4, licensee law 6, paperwork/risk 6, pricing 2, financing 2) plus 20 hours CE (8 designated core + 12 elective) by January 31 of even years. Broker/associate is age 22, 30 named broker-training hours, 36 consecutive months in the last 60 as principal occupation, and a 60-item Alaska law paper with a 15-item broker-only trust/supervision bucket. Residential Real Property Transfer Disclosure, Common Interest Ownership Act, Alaska Landlord Tenant Act, and the Recovery Fund are scored Alaska items — this paper cannot be renamed to a Washington 90.

Pearson gives four hours for both papers together. Scaled 75. Fail one, retake both. Walk-ins are not available. Weekly Anchorage, semi-monthly Fairbanks, quarterly Juneau; special sites +$50 on the live exam page. Form #08-4179 is $370 to the State plus E&O plus a broker hang. Licenses expire January 31 of even-numbered years. PLE 30 named hours in year one is not the 20-hour CE cycle.

Broker is 22, 30 named hours, 36/60, 60-item Alaska law paper. AS 08.88.171(b) still prints 24/36 for associate broker; live form #08-4160 collects 36/60. Trust account and an Alaska office are broker, not associate-broker, products. This paper cannot be renamed to another state: the age is 19, the state paper scores the Landlord Tenant Act, and a passed national does not bank.
