What to know first
A Kansas broker license is not a second salesperson 60. Original broker education is two named courses: 30-hour Kansas Real Estate Broker Fundamentals (within one year immediately prior to passing both papers) and 30-hour Kansas Real Estate Management (within six months immediately preceding KREC’s receipt of the license application). Out-of-state broker applicants swap Fundamentals for a 4-hour Kansas Law Course inside that same six-month application window and still take Management.
Experience is not “two years and you’re done.” KREC scores closed transactions as points inside the last three years (3 points per closed commercial or agricultural deal over $1,000,000; 1 point per other closed transaction; none for residential property management; max 10 points with personal interest). Staff may approve three-or-more years with 30+ points, two-or-more years with 40+ points, or two-or-more years with 20–39 points as a restricted license that cannot supervise. A recommendation letter is required for Transaction Manager / Administrator / Licensed Assistant / Trainer credit. Pearson is still $70, scaled 70; the Kansas broker law paper is 40 scored items plus 10 pretest, not the salesperson 30. Affiliate as a supervising broker of a primary or branch office, or hang under one. Salesperson CE taken before the broker license issues will not count toward broker renewal (live CE page). - A Social Security number is required. An ITIN is not confirmed as a substitute.
- Residency and identification
- Nonresidents must hold a current broker license in their state of residence and file a non-resident form. Experience: actively engaged in K.S.A. 58-3035(f) activities for at least two years during the three years immediately preceding application, documented as transaction points.
- Qualifying education
- Fundamentals within one year before passing both papers. Management within six months before application receipt. Out-of-state: 4-hour Kansas Law Course instead of Fundamentals, still inside the six-month application window, plus Management. Salesperson 30+30 is not this pair.
- Education or filing deadline

Kansas broker law 40 scored + 10 pretest, 1.5 hours, scaled 70 — same topic buckets as salesperson with heavier BRRETA (15) and a broker-only set (4) covering exemptions, trust funds, and office supervision. 24-hour retake. Six-month application fuse from the earlier pass.

Mistakes that delay applicants

Counting residential property-management deals as points
Handbook: no points for those. Commercial/ag over $1,000,000 is the 3-point row.

Landing in the 20–39 point bucket without reading the restriction
Restricted license prohibits supervision of any Kansas licensees until you petition with new experience/education.

Using salesperson CE toward the first broker renewal
Live CE page: it will not count. Restart the 12 including Kansas Required Core after the broker license issues.

Sitting the salesperson 30-item Kansas paper as a broker candidate

How Kansas is different
Missouri and Nebraska brokers sit different experience grids on different salesperson bases. Colorado already started you as an associate broker. Kansas broker is named Fundamentals + Management courses, transaction points, a 40-item Kansas paper, $175.
