What to know first

The Illinois managing broker license is the credential that lets you run the office and sponsor entry-level brokers. It is not a "broker upgrade seminar" you take on a Saturday after SAE. The PSI Illinois bulletin's Category A-1 path is explicit: be at least 20, hold a high-school diploma or GED, have had an active real estate license for two of the past three years, and complete 165 class hours if you are assembling the stack from scratch — or, if you already hold an active Illinois broker license, the additional managing-broker pre-license is 45 hours (30 hours of topics plus 15 hours of applied management and supervision, interactive).

That 165-hour stack is the Illinois map of a career, not a single course: Broker Pre-License Topics (60), Broker Pre-License Applied Principles (15), Broker Post-License Transactional Issues (15), Broker Post-License Risk Management/Discipline (15), Broker Post-License Applied Broker Principles (15), Managing Broker Pre-License Topics (30), Managing Broker Pre-License Applied Management and Supervision (15). People who already did the 75 + 45 as Illinois brokers only owe the last 45. People coming from a salesperson state cannot skip to those last 45 hours by waving a TREC or DRE pocket card; they use endorsement (published $175) or they complete the education IDFPR actually assigns after reviewing the file.

The managing-broker exam is PSI, $58. After four failures, an applicant with an active Illinois broker license retakes the 45-hour managing-broker education; an applicant without that license retakes the 165-hour stack. Managing-broker licenses renew in odd years, unlike brokers (even years), and IDFPR has required a 12-hour broker-management CE course in addition to the core/elective hours for managing brokers. Confirm the live odd-year fact sheet rather than copying the 2026 even-year broker sheet. Florida mutual recognition may still see an Illinois managing broker as a broker-level license on the Florida side; Illinois inbound is endorsement, not a FREC compact.

Your path to the license

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

  1. Hold an active Illinois broker license for two of the past three years (typical path)

The licensing exam

PSI administers the managing-broker examination. The candidate bulletin lists $58. After four failed attempts, education must be repeated as described above. State-portion content emphasizes supervision, escrow, office policy, and the License Act duties that fall on the person whose name is on the sponsorship. Some older third-party outlines describe a simulation-style national portion for managing brokers; trust only the live PSI bulletin for format, item counts, and time.

Mistakes that delay applicants

  • Copying broker CE dates

    Brokers renew even years; managing brokers odd years. The wrong fact sheet is a failed renewal.

  • Treating 45 hours as optional leadership training

    Without the 45 hours and the managing-broker exam you cannot sponsor Illinois brokers. The entry broker license does not authorize that.

How Illinois is different

Illinois managing broker is the functional peer of a Texas individual broker (sponsor sales agents), a California broker (employ salespersons), a Florida broker (activate sales associates), a Georgia qualifying broker, a Pennsylvania broker of record, and a North Carolina broker-in-charge — but only Illinois and North Carolina already called the entry people "brokers." Experience at two of the last three years is shorter than Texas 2026 (four years, 720 points) and Pennsylvania (three years, 200-point charts) and similar to Florida's 24 months in five years. Education after the entry broker license is only 45 additional hours, lighter than Texas's remaining 720 related hours or Pennsylvania's 240 broker hours that cannot recycle salesperson credits.

Frequently asked questions

Is managing broker just a CE designation?
No. It is a separate IDFPR license with its own education, exam, and odd-year renewal.
Can I apply for managing broker as my first Illinois license?
Only if you meet the bulletin's 165-hour path and the two-of-three-years licensed experience (or endorsement as an already-practicing out-of-state managing broker). Most people become Illinois brokers first.
