West Virginia Real Estate Commission is the gate. Pearson VUE will not schedule a salesperson or broker exam until the Commission has approved the online file. That is the fact that breaks school timelines copied from Kentucky or Ohio. There are no paper applications. You finish a Commission-approved course, upload the Official Course Completion Certificate with scores — the Student Affidavit is the wrong paper — plus a driver's license, run IdentoGO service code 228Q6K, and wait. Pearson emails a scheduling notice after approval; if it has not arrived within 72 hours the instruction on the salesperson page is to write REClicensing@wv.gov. While you wait, three clocks that all happen to be 90 days are already running, and they are not the same clock: IdentoGO prints, the exam authorization (90 days or two attempts, whichever first), and the license filing after you pass.

The salesperson course is 90 clock hours, equal to six college semester hours, in four separately scored subjects: 30 hours of Principles and Practice, 20 of Law, 20 of Finance, and 20 of Appraisal (30/20/20/20). WVREC requires 70 percent or higher in each subject area to sit. A strong Principles score does not carry a failed Appraisal block. Courses count if completed in the three years preceding the application, or five years if taken before June 9, 2023. Broker education is a different stack: 180 clock hours from zero, or an additional 90 if you already hold a West Virginia salesperson license. That additional 90 is 30 hours of Brokerage Operation and Management, 25 of Human Resources Management & Interpersonal Skills, and 35 of West Virginia Specific Real Estate for Brokers, again at 70 percent in each subject, accepted if completed in the five years preceding application.

Pearson handbook #094900 (February 2026) is the sitting document — the West Virginia pages, not the generic cover language about unlimited attempts and a one-year passing score. National Salesperson is 80 scored items in 150 minutes; State Salesperson is 50 scored in 60 minutes; both are $59 with five pretest items; passing is 70 percent scaled. National Broker is 80/150; State Broker is 60/90; passing is 75 percent. You cannot retake a part you already passed during the authorization. OnVUE is one attempt for life at each level. Series 2 charges $25 for the exam application, $75 for the salesperson license, and $150 for broker or associate broker, with annual renewal at those same license amounts and a $50 late add-on for July 1 through August 31. Continuing education is 7 hours per fiscal year (50-minute hours) in the year before renewal; beginning FY 2024, brokers and associate brokers must take 3 of those 7 at broker level.

The broker license adds a production test the salesperson file never sees. You must have been licensed as a salesperson for at least two years and document 20 closed transactions in the two years prior to the application, or 40 closed transactions over any period, on the Closed Transactions Form. After Pearson, the packet is a Trust Fund Form or Waiver, a Subordination Resolution, both pass certificates, and West Virginia Secretary of State registration with the applicant listed as a member or officer. Series 2 makes the responsible broker surrender the salesperson certificate before the broker certificate issues, with no credit for the salesperson fee already paid.
