Broker is 180 class/clock hours including a 45-hour Real Estate Brokerage course (Principles does not count), actively engaged 40 hours per week during 36 of the 48 months immediately preceding application on the live form, PSI 75 items carrying 80 points / 105 minutes pass 60 of 80 points plus state 50 / 55 minutes pass 38, and $299.50 by exam including the Recovery Fund assessment (or $134.50 if a Virginia salesperson is upgrading). Reciprocity still sits the Virginia state portion. Chesapeake Bay Act, aircraft-noise/crash and septic disclosure, and the Transaction Recovery Fund are scored Virginia items — this paper cannot be renamed to Maryland's 60 or Tennessee's affiliate-broker 90.

Maryland's 135, Tennessee's 120-with-office-management, and North Carolina's BIC are neighbor comparisons, not Virginia's thesis. This paper cannot be renamed to another state: the state cut is 75 percent, PLE is a named nine-course year-one grid, and Principles never counts toward the 180.
