The DPOR Pre-License page sets the hours: 60 class/clock hours, then the state and national portions; brokers need 180 hours after 36 of 48 months of experience. A Maryland 60-hour course is not Virginia's Principles course.

PSI gives 80 national items in 105 minutes (pass 56) and 40 Virginia items in 45 minutes (pass 30) for $60. Apply within 1 year of the initial examination date. The salesperson application form (07/01/2026) costs $244.50. 18VAC135-20-80 and -120 were repealed April 1, 2026, so the old $150 / $65 fees no longer apply. Complete the named 30-hour PLE in year one to remain active; after that, CE is 16 hours including 2 hours of flood/legal-updates. Fingerprints: PSI Virginia sites 9 a.m.–1 p.m. with no appointment, or Fieldprint; the Johnson City and Salisbury sites cannot take electronic prints.

Brokers need 180 hours including a 45-hour brokerage course (Principles does not count) and 40 hr/wk for 36 of 48 months per the application form. The broker PSI exam is 75 items/80 points/105 min (pass 60) plus 50 items/55 min (pass 38). The fee is $299.50 including the Recovery Fund (or $134.50 to upgrade). Maryland's 135 hours, Tennessee's 120 hours with office management, and North Carolina's BIC are different requirements. What sets Virginia apart: the state cut is 75 percent, PLE is a named nine-course requirement in year one, and Principles never counts toward the 180.
