Georgia’s Real Estate Commission (GREC) still uses the salesperson title. Pre-license education is 75 hours; Rule 520-2-.04 is explicit that breaks do not count toward the 75. You sit the exam before you apply — the opposite of Pennsylvania’s broker path and of Florida’s apply-before-exam option. PSI administers the exam and collects GCIC fingerprints at the test center. Passing starts a clock: apply within three months and the fee is $170; wait three to twelve months and it doubles to $340; wait more than twelve months and you retake the exam. California’s two-year exam application, New York’s two-year passing score, and Pennsylvania’s three-year score bank do not work like GREC’s 3/12-month fee ladder.

Year one is not ordinary CE. Georgia requires 25 hours of postlicense education in the first year or the salesperson license lapses. After that, CE is 36 hours every four years, including 3 hours of license law, on a birth-month renewal. Compare Florida’s 45-hour post-license (null and void) and North Carolina’s 90-hour postlicensing in 18 months: Georgia is lighter in hours and stricter about the anniversary.

Broker licensure is age 21, 60 hours of broker pre-license, and three of the last five years active as a licensee. That experience clock is shorter than Texas’s 2026 four-year / 720-point grid and longer than a brand-new Illinois broker who has never held a salesperson title because Illinois has none.

BRRETA — Georgia’s brokerage relationships statute — is the state-law content that does not appear on a national outline. Recovery-fund coverage is taught against the statute; this site cites the statute rather than repeating classroom round-numbers as if they were fee-table facts. Florida currently lists Georgia among mutual-recognition states for nonresidents. That helps a Georgia licensee who moves to Florida as a nonresident; it does not punch a hole in GREC’s exam-then-apply sequence for a Floridian moving north.
