Delaware

Delaware is a 99-hour state with a three-attempt Pearson fuse, a $25 Guaranty Fund, 12-hour new-salesperson modules in 90 days, and a broker upgrade that is a different 99 hours plus five years and 30 transactions.

The Delaware Real Estate Commission, staffed through the Division of Professional Regulation at 861 Silver Lake Boulevard in Dover, licenses salespersons, associate brokers, and brokers in DELPROS. Original salesperson education is the Commission’s 99-hour curriculum in 24 Del. Admin. C. 2925-5.4 — orientation 3, sales 36, law 33, math 24, review 3 — and the entire 99 may be taken by distance education. Pearson VUE Candidate Handbook #090800 (January 2026) prices the sitting at $88 and allots four hours: salesperson 80 national plus 40 Delaware law, broker 80 national plus 50 Delaware law, scaled 70 on each portion. Pass both portions in no more than three attempts or retake the entire pre-licensing course (24 Del. Admin. C. 2900 §§ 2.1.2, 3.1.3). Apply after you pass.

DELPROS originals are $149 salesperson, $229 associate broker, $248 broker, plus a $25 Guaranty Fund that is paid once. Licenses expire April 30 of even-numbered years. CE is 21 hours in seven named 3-hour modules. New non-reciprocal salespersons also complete 12 named hours within 90 days of issuance. A Delaware associate broker is five continuous years, 30 eligible sale or lease transactions, and a different 99-hour broker curriculum with a 75 percent school final. Broker of record adds three years of active practice, an office permit, and a Delaware-bank escrow account. Maryland’s 60-plus-ethics package and Pennsylvania’s 75-hour split are neighboring products, not this 99.

Licenses salespersons, associate brokers, and brokers through DELPROS. Approves the 99-hour salesperson and 99-hour broker pre-licensing curricula. Pearson VUE delivers the exam (handbook #090800, January 2026, $88). Apply in DELPROS after you have passed. The Commission does not write the test in-house.
