NJ real estate licensing guide

New Jersey

New Jersey is a 75-hour salesperson state with no reciprocity: a licensed-school 75, then PSI $38 on a unified 110-question / 4-hour paper at 70% (77 of 110) — not independently scored national/state portions — then IDEMIA IdentoGO $66.05, a sponsoring broker, and a $160 State Treasurer cart ($100 license + $50 application + $10 Guaranty Fund). Eligibility is one year from the course, not from the pass. Pinelands, Mount Laurel, attorney review, and the Realty Transfer Fee are scored New Jersey items.

The New Jersey Real Estate Commission sits inside the Department of Banking and Insurance at 20 West State Street, Trenton, NJ 08625 (PO Box 328 Education / PO Box 474 Licensing). Phone (609) 292-7272. Website dobi.nj.gov. Email relic@dobi.nj.gov. Statute: N.J.S.A. 45:15-1 et seq. and N.J.A.C. 11:5. PSI delivers the exam under the Salesperson, Broker and Instructor Candidate Information Bulletin (test-takers.psiexams.com/njre, (855) 579-4634, bulletin 1667, fetched 2026-09-02). The live Requirements for Licensure page fetched 2026-09-02 is the hour bible: 75-hour prelicensure course at a licensed school for salesperson; 150 hours for broker as a 90-hour general course FIRST plus two 30-hour courses on Agency/Ethics and Office Management, plus three years full-time as a New Jersey salesperson. New Jersey does not have reciprocity with any state. A Pennsylvania 75 is not that 75.

PSI seats a unified 110-item salesperson paper in 4 hours at 70% (77 correct), $38, 5–10 experimental items counting against time. Fail and you sit the whole 110 again. The school imports eligibility; it expires one year from the course, and you must pass AND apply before that date. IDEMIA Live Scan is $66.05 after you pass (Universal Form IDG_NJAPP_051719_V1). The $160 cart is $100 + $50 + $10 Guaranty Fund, payable to the State Treasurer, no personal checks, never mailed to PSI. Two-year CE term: 12 hours including 2 ethics, 1 Fair Housing & NJ Law Against Discrimination, and 1 agency.

Broker is 90 general first, then the two 30s, then a $25 experience-approval filing, then PSI 115 questions / 120 points / 4 hours at 70% (84 correct). $270 cart ($200+$50+$20 Guaranty Fund). New York's 77, Pennsylvania's reciprocal 75, and Delaware's 99 are neighbor comparisons, not New Jersey's thesis. This paper cannot be renamed to another state: there is no reciprocity, the sitting is unified not split, and Pinelands, Mount Laurel, attorney review, and the Realty Transfer Fee are scored items.
