The Vermont Real Estate Commission sits inside the Secretary of State’s Office of Professional Regulation at 89 Main Street in Montpelier. As of February 27, 2021 the Vermont state examination is no longer administered through an exam service. PSI bulletin 5036 (12/1/2025) is the national sitting: salesperson 100 items at 70 in 150 minutes, broker 90 items scoring 100 points at 75 in 150 minutes with some two-point scenario items, $110, remote proctoring from December 3, 2025. The state exam is a link inside the OPR online application. All applicants take it. Endorsement does not skip it. Fast-track under 3 V.S.A. § 136a does not skip it.

Prelicense is 40 hours for salesperson and a different 40 hours for broker (Administrative Rules 1.8(c), 1.8(v), 5.1). OPR names Indiana and Rhode Island as not equivalent for salesperson education, Indiana and Alaska as not equivalent for broker education, and California, New York, Puerto Rico, and West Virginia as not equivalent for the national exam. Application for licensure is $100 and biennial renewal is $200 under 26 V.S.A. § 2255 (3 V.S.A. § 125 is the advisor-profession default and yields to chapter 41). New salespersons complete 8 hours of post-licensure within 90 days. CE is 16 hours for salespersons and 24 for brokers, each including a 4-hour Commission-designated mandatory course. A Vermont broker is two years as a salesperson plus eight closed unrelated transactions with no familial or contemporaneous business relation, a principal-broker seat that holds a Vermont-licensed trust account, and a dual-agency ban that lives in the administrative rules rather than a school blog.
