Maine Real Estate Associate Broker License requirements

Follow these steps in order. Deadlines and affiliation requirements can make a passed exam unusable if they are missed.

A Social Security number is required. An ITIN is not confirmed as a substitute.

Residency and identification

Two years of practice as an actively licensed sales agent. Inactive sales-agent time does not count — which is why the Commission warns against inactive at the sales-agent level. Application no more than 30 days before the sales-agent license expires and within five years of original issuance.

Qualifying education

Not a second 55-hour Sales Agent course. Handbook and live page: complete the 60-hour Associate Broker Course (plus Documented Field Experience Form) with a minimum final grade of 75%, and a core-course certificate. School materials have described documented field experience as part of the form — the live Commission page says “plus Documented Field Experience Form.” Confirm the live hour mix on that form rather than freezing a school 40 if OPOR restated it. Designated-broker 55-hour course is a further upgrade, applied for within one calendar year of completing that course, after two years of associate-broker affiliation within five.

Education or filing deadline

Two-year renewable license. Apply for associate broker ≤30 days before sales-agent expiration and within five years of original sales-agent issuance. Inactive 6+ years: Maine Law exam at scaled 75 and a new application. Designated-broker course: apply within one calendar year of completing it.

Experience

Broker affiliation

Associate broker still affiliates with a licensed real estate agency and may not serve as designated broker. Designated broker is the further upgrade that can run an agency (32 M.R.S. Chapter 114 definition of broker; live designated-broker row).

No second Pearson sitting on the live associate-broker row. Maine Law exam (Pearson, 50 scored, 1.5 hours, $85, scaled 75) only after 6+ years inactive, after 90 days expired, or on a reciprocal file.

Original associate-broker upgrade: no Pearson sitting. Inactive 6+ years, expired >90 days, or reciprocal: Maine Law exam at scaled 75, $85, apply within one year of passing that exam. Confirm live.

Reciprocal associate-broker, if any, is an OPOR product on the live reciprocal row: Maine Law exam regardless of the level currently held, plus license-history verification from every state, $100+$21, Maine agency affiliation. Two years of Maine sales-agent affiliation is original unless the live form issues at associate-broker level on the strength of the out-of-state credential.

Is associate broker a second Pearson exam?

Not on the live Commission row. 60-hour course at 75% plus the Documented Field Experience Form plus a core course, after two years as a sales agent. Pearson returns for the Maine Law exam only on reciprocal, 90-day-expired, or 6+ years inactive files.

When do I file?

Handbook: no more than 30 days before the sales-agent license expires, and within five years of original sales-agent issuance. Complete file → associate-broker license issues immediately upon sales-agent expiration.

How do I become a designated broker?

Two years of associate-broker experience within the last five plus a 55-hour Broker/Designated Broker Course at 75%, apply within one calendar year of completing that course (live designated-broker row). $100+$21. That course also qualifies for 18 hours of CE on school materials — confirm live.

What is the CE?

21 hours including the current core course, biennial. Random monthly audit. $100 renewal; $50 late inside 90 days. Inactive CE ladder on reactivation: 21 hours (≤2 years inactive), 28 hours (2–4), 36 hours (4–6), always including the current core; 6+ years is the Maine Law exam plus a new application.

Can I go inactive as an associate broker?

Yes. $20 change-of-status; $100 renewal still due if you switch on a renewal. Inactive does not change the expiration date. Sales-agent inactive is the thing the Commission warns against; this level is different.
